Please pass the barf bag. I'm buying a house. I was teasing a client today that I was going to write a blog about her. She is a first-time buyer, and she is nervous. She is well qualified to buy a house. She has done her homework, and she has made good preparation. She took a first-time home-buyers seminar to learn the process. The only thing left was to find a house.

We've been looking for a little while, but her criteria is pretty specific. That means that opportunities have been limited. We were out looking at two houses yesterday that were a couple blocks apart. Rather than load up in cars, we took a nice stroll through the neighborhood to the second house. On the way, we ran across one with a "Coming Soon" sign on it. I know the agent, so I called and asked if he minded if we did a walk-through. No problem.

We looked the house over and it was just the right house for my client. It's not actually on the market yet, but it will be before the week is over. She wanted to see it again today. We gained permission to go back, and with a few friends in tow, we looked at it again. This time, she called her lender while we were there, and he ran the numbers. I could see her turning a little green while they chatted.

When the conversation was over, we talked about the possibilities, and the reality of home ownership with all of the expenses started to sink in. Suddenly that great idea about buying a house was terrifying. Add a half dozen expenses to a comfortable life, suddenly life isn't so comfortable. At least, that's the way it looked.

Over the next few hours, she thought it over. Another offer came in during that time, and the "now or never" reality struck. She decided to place a contract on it. Throughout the process I could see her getting ready to hyperventilate. We laughed about it throughout the process, but the truth is, buying a house, especially the first house, is a big deal.

It can be paralyzing for some, but once the anxiety is overcome and the simple facts are accepted, it's a pretty easy process. There will be new expenses in many cases, but it really is a matter of adjusting and modifying a lifestyle to welcome in the biggest investment most people ever make. Home ownership is a great way to build a foundation for a settled life, and even with all of its new challenges, it's well worth.  So, pass the barf bag, and buy the house.
