Family Dollar HomesI just received this months Atlanta foreclosure lists and it is almost too big the be believed!  I am looking at over 215 pages of foreclosures in Atlanta in mice type.  This months list contains over 7500 foreclosed properties in the greater Atlanta metro area.  This is some serious stuff and will impact the Atlanta area with declining home values and blighted areas for years to come.  We are now at the point that see this is no minior market correction!

The problem is that foreclosed homes in Atlanta are exceeding sales 2 to 1.  Do the math!  We are receiving 7500 new foreclosures every month in the Atlanta metro area, and we are selling less than 3200 homes a month.  The accumulation of this excess inventory has stalled new homes sales, and resales.  To get inventory moving again, home prices are reducing to become more competitive, commissions, and incentives are increasing, and in general real estate prices are now declining.  Eventually this sheer number of homes is going to translate into a collapse in prices in my opinion.  This will scare off regular buyers, and only would be investors will want to participate.  Listing inventory is now over 83170 Active Listings which is very high for this time of year, and sales have declined across the board dramatically in the last few months.  I wrote a recently Blog about Atlanta Foreclosures here on Active Rain that supports the increasing number of foreclosures and a 52%  increase!

That sounds like a disaster, but how many deeded properties are there?? 

In Montgomery County, there are 332,248 deeded properties of whic 5948 are listed for sale and only 111 are listed as bank owned, forclosed, REO or HUD owned.

That's a very low figure.  I know our situation isn't as bad as yours.

It gets complicated because this goes into many counties in the Metro area.  The Atlanta Metro area has over 24 counties that are included in Metro Atlanta.  It would be almost impossible to trackthe deeeded properties.  However, most are around the core. Our FMLS system that serves the region has 83170 single family homes active, and 4625 Properties Found in foreclosure - 562 Condos in foreclosure.  It is much worse than this!

Maybe some RE investors could get some tax/breaks by having homeless people live in their buildings.

It is something I have heard of anecdotally that is going on in some of the harder-hit areas.

It does make some sense in this crazy, displaced market...

Obeoman Steven Stearns  I would not want to own a property where the homeless live.  As an inner city person, I know the result of that!  Not good.

Tina Maraj Shah Fullerton, Ca. Realtor  For some time.  Basically I agree with the government spokesman the other day that announce the 90 day freeze on foreclosures....  He basically said that we are just starting this process, the worse is yet to come.  Late 2009 I see a bottom.  The numbers are just too high to think this is going to turn around in a month or so. That is not going to happen.
