These issues are in very plain sight.

I think this is the exact reason buyers and Realtors are calling for home inspection.

They know that Desert Sun Home inspections in Carlsbad, New Mexico is the one to call when getting an un biased home inspection report.

I have been having more and more of the White collar buyers callingme. They are telling me, "I went online and you were the go to guy for a home inspection".

That's really good news.

On this home built in 2011. There are issues. The buyers were not present at the time of the insection but the seller was there to let me in.

As soon as the garage door opened up. I could see there were issues. Right there staring at me as if to say I'M here what you going to do avout it.

Here we have the standard water heater and furnace installed in the garage. Not a big deal till you inspect the way the unit was installed.

Notice anything?

No Sediment trap in gas supply line.

There in no sediment trap in the gas supply line.

Here we have the furnace with the same issue.

Again no sedimant trap. Then we get a look at the Other end of the home and the Second furnace install.

Second furnace installed incorrectly.That maks a strike Three.

I did get to look at the installation manuals for the water heater and the furnaces. All Three say to inspeall a sediment trap in the gas supply downstream of the gas inlet.

Here is what the IRC Code has to say.

Sediment Traps - From IRC:
IRC - International Residential Code: G2419.4 (408.4) Sediment trap. Where a sediment trap is not
incorporated as part of the gas utilization equipment, a sediment trap shall be installed downstream of
the equipment shutoff valve as close to the inlet of the equipment as practical. The sediment trap shall
be either a tee fitting with a capped nipple in the bottom opening of the run of the tee or other device
approved as an effective sediment trap. Illuminating appliances, ranges, clothes dryers and outdoor
grills need not be so equipped.

These were not installed to code. The State inspector did not enforce any of the IRC code G2419.4 (408.4)

This means the plumber and the Mechanical installers got away with the improper install till the home was inspected by Desert Sun Home Inspections.

Clint, you brought up good question on gas heaters and sediment traps or filters... I have a Rinnai direct vent tankless hot water gast heater with town water...is there a reason to prolong its life to have a sediment filter put on it?  I am clueless about it.  thanks

Clint -- how could the code enforcement officer have missed that?  BTW -- I don't like the looks of the way the emergency drain pipe has so many turns in it, thought they were supposed to be nearly straight.

Good info Clint.  There are so many things "contractors" do not pay attention to.  Here that water heater would be illegal because it is not 18" off the garage floor and vulnerable to explosion from car exhaust.

Hi Ginny,

If the water heater has a gas supply line then it needs to have a sediment trap installed. This will keep most all the small particles from getting into the unitrol diaphragm.

It meets code here. But the rest. Oh Boy.
