What this report tells you:  The number of Westminster homes that sold in this price range is dropping, yet the days on market and absorption rate indicate a hot market. I believe what is happening, is this market segment is disappearing in Westminster as prices increase.

How to buy a house in this price range: Get it done asap.  Prices are rising, opportunities in this price range are being snapped up!

How to sell a house in this price range:  List it with a knowledgeable local agent to get the most market coverage and the highest offers.

Westminster absorption rate:  Less than one month

Westminster CO homes sold at or above list price last month: 30 (79%) Not taking into consideration any seller concessions paid.

This report includes only detached single family Westminster homes listed or sold for $200,000 or less.  (I'm using the term 'distressed sales' to refer to short sales and foreclosures. A 'regular' sale may also have been 'distressed' in the sense that the home was in need of major work.)

  • Currently, there are 33  Westminster CO homes for sale in this price range (that's 50% more than last month, which was double the month before - click the link to see them!).   Six of those homes are foreclosures, two are short sales, so 24% of Westminster homes for sale now in the under $200,000 price range are distressed sales.

  • Two years ago 58 Westminster homes sold below $200,000, staying on the market for a median of 43 days. 23 were foreclosures, 6 were short sales, for a 50% distressed sales rate.
