Sellers "you never get a second chance to make a first impression". 

How a house sounds can be just as important as how it looks. However, it is often overlooked. If you have a noisy refrigerator you may want to remove it from the property if you have already moved out. If you have a buzzing transformer on a light fixture have it replaced. If your heater makes funny noises have it checked out and serviced.

If something in the home makes noise fix or remove it if at all possible. Just because you are used to the noise and don't notice it anymore doesn't mean potential buyers won't.

This is something I never thought about, but you are so right there is more than just visual things going on in a house when we look at it.

Good advice...

I frequently in my town have to take into account freeway noise when price a property.

I find that water features are great in areas that you can't eliminate unwanted noise.

Thanks for yout taking the time to provide us with this information in the Active Rain network.  AR is the new "cyber backbone" of the industry, and with it's uplink to Localism.com it will transfrom the marketplace. Agents who don't see which way the cyberwind is blowing are going to find themselves at a considerable disadvantage inside of three to five years.
