Home Staging in Toronto our company has to come up with solutions for small spaces.

Working with investors we don't always have the opportunity to speak with them at the planning stages so that these types of concerns are addressed during the build process.

When we were called in to stage this property we found that the builder has only left just under 5 feet between the exterior wall and the edge of the island.

How he asked, were we going to make this look like useable space to buyers and keep them from going to the next listing as this kitchen looked way too small to be used.

We actually were able to stage it with 3 counter height stools at the island and 2 bar height stools at the table.

Voila! Seating for 5 in a very narrow kitchen.

Investment, minimal.

Impact, priceless.

Now buyers could see how they could use this area and not think of it as wasted space.

It actually was quite a lovely view out the window onto the gardens  when sitting at the table. We installed artwork with butterflies so that the potential buyers could see themselves sitting there enjoying their morning coffee and the view.

This builder was typically waiting upwards of 9 months for a firm offer.

Now it is typically 3 weeks.

Hi Michelle...The use of white really helps too. You did a great job of minimizing accessories also. The cleaner the look the bigger it looks.

HI Kate, we defnitely knew we were using white for the stools. The other options were dark brown or black which would not have created the light airy feeling we were after in the narrow space.  I am a big proponent of less is more when staging counter tops, as you say, it makes it look bigger. We try to give the buyers eye something to rest on in each corner so that they can mentally tally up how long the counter top is.

Hi Michelle ~ this space would have looked too small to potential buyers, without any furnishings.  Using the right size and scale, and colors really helped expand the room visually.
