The Camera is My Client's Best Friend

My Kodak v705There has been much written about photography here on ActiveRain recently, touching on a number of issues.

For example, our resident photoblographer, Teresa Boardman, has awed us with her photos for no reason (Do I Need a Reason?), of the Mall of America, and when documenting the sad state of the foreclosure debacle (Blog Posts can Help).

Lola Audu shared a wonderful article today on one of the most famous photographic companies in the world, Polaroid. Along with a bit of nostalgia.

This post has been percolating for a few days, but these last articles (and so many others here in the Rain) inspired me to finally put fingers to keyboard and earn some points, while sharing some valuable information for clients and prospects – mine and yours.

And perhaps for YOU as well.


The camera can be a client’s best friend. Here’s how I use it:

  • Listing photos – as many as I can and the best I can produce, even if I have to take them multiple times (I have taken as many as 100 pics of a listing inside and out). Buyers DEMAND to see photos, and good ones. I do the best I can to accommodate them. And sellers appreciate quality photos that make their house LOOK GOOD. As an added bonus I then have many pics to select from to use in virtual tours (I usually do an interior and exterior of the house tour plus one of the neighborhood) and slide shows
  • Taking pre-listing photos – I always take photos before a listing presentation. I then either create a mock-up of a feature sheet, and/or a virtual tour using Real Estate Shows which I can show the prospective seller. I find that having photos in advance can be flattering to some sellers. Here's one I did for a home before I actually got the listing contract.
  • A Street in the La Costa Greens neighborhoodCommunity profiles – I take my camera everywhere. Driving through neighborhoods is a great photo op to document the area for posts that I write on communities I service. Buyers love this. Not just houses, but area attractions, views, amenities, street scenes, beaches, and so on. If it's interesting to you it will likely be interesting to buyers. Even the stuff YOU know well could be NEW for buyers. Here's a series of tours I included in my Carlsbad Village By The Sea community profile.
  • Taking photos of listings I preview – I take additional photos of listings, whether those in the MLS are good or not, when previewing homes for buyers (especially out of town folks). The more they can see, the better. I set up galleries of photos and email the buyers the links.
  • Taking photos of FSBOs I preview - I share these pics as well. Plus I get a double whammy: I can potentially inspire the FSBO into listing with me by sharing photos I have taken, advertising for them on my site, or creating a feature sheet for them to use in their marketing if they are not willing to list yet.
  • When touring homes my camera becomes my buyers’ camera, if they don’t bring their own. Great when you are seeing many homes in one day and confusion can set in. Plus you get a better sense of what properties are of greater interest.
  • During inspections, a camera is a tremendous aid to document issues for my buyers. And when submitting a request for repairs I can use photos to better qualify the buyers’ concerns on a particular repair matter.

Needless to say, my camera and I are almost joined at the hand, shall we say. How about you?

Jeff - Great post! I always always have my camera in my purse, but I forget it's there. I need to remind myself to put it on my car-seat as I travel because you are right, people DO want to see everything they can about the property - what does the neighborhood park have in it, what does the neighborhood look like, etc. And I agree about the photo quality - we are being paid a lot of money in a commission check. They very LEAST we can do is to have excellent photos of the property available. Thanks for the great reminder!

My camera is always with me now, Jeff.  It's been pounded into my head here on the rain how important good photos are, not to mention you just never know when you'll get a photo op that can result in a blog post!

I've often used photos taken during listing or showing as "evidence" when there's a discrepancy at the walkthrough on whether the refrigerator is the same one that was there, whether there were window treatments in a particular room, etc.

Another reason to have a camera at all times is that you never know when you'll see something in the perfect light, or an interesting juxtaposition. There's no coming back later - it was once in a lifetime.

Jeff,  You have to have a camera with you.  You never know where it will come in handy.  I can never understand how someone can take lousy pics and place them in the MLS.  Just boggles my mind.  I've always tried to take one for my pre-listing presentation as well.  Just checked out The Real Estate Shows, been hearing about it.  I may have to go that route as opposed to Virtual Tours, but am not sure yet.

As I was taking photos of a recent listing, the seller commented about how handy a digital camera must be. Later I thought about what I had to do when I started in the business - not quite 10 yrs ago. Using a regular 35mm - then having the film developed - then scanning - just to be able to put the photo on the web site. UGH!

Yes, my camera is always with me.

Way to wrap up the photo ops together, Jeff!  I've sometimes wondered if its "ok" to take pictures of occupied homes without sellers permission. Sometimes I feel a little "off" about it, but its probably just me. Vacants? Under agreement? No problem!

Jeff, I carry my wide-angle Kodak V570 with me everywhere as well.  I used to take a lot of photos of homes to do a listing presentation, but found that some Sellers were put off by this for two reasons: (1) their home wasn't in show condition and (2) they were interviewing several agents and if they didn't use me, the photos would be wasted. 

I've always been a little leery about photographing the inside of homes for buyers or even allowing them to take photos.  I get permission first because the photos could be used by others to figure out how to best break into the home and what to take.   

I agree that photos are key to selling a listing and I'll go back and take photos at different times of day, under different lighting conditions.  BTW, clients love this because so few agents are so obsessive about photos.  They feel you are really giving them special attention and appreciate it.

Hi Jeff, Just stopped by to see where the inspiration took you. :)  I don't carry my camera nearly as much as I probably should.  You've shared some great ideas here.  I especially liked the way you use Real Estate Shows to highlight different aspects of your community.  These types of shows would be really helpful to folks who were visiting or relocating to an area.  Thanks for stopping by my blog earlier.

Jeff - I also use the pre-listing photos to get the seller give so thought as to what could be done to make the home ready for sale.  This work especially well if the house is cluttered.

Marc - VT does a good job, but for economic reasons, RES is my choice. Plus I can do so much more, not just with listings. And you're right, the lousy photos, and worse NO photos, boggles the mind. No excuse IMO.

Cameras can be a buyer's best friend as well!  If I am showing potential buyers more than 4 or 5 homes, I always encourage them to bring a camera so they don't forget about certain aspects of the homes we view.

I've received a lot of positive feedback from that suggestion, so I highly recommend to Buyer Agents!
