Damn it man I'm a REALTOR not a magician!

I explain this to sellers as soon as I take a listing.

You never know where the buyer for your home is going to come from.  So please DO NOT turn down any showing requests.

I love when sellers tell me how bad they need to sell and then never show their home!

"I really need to sell my house but...."

"....we're going away this weekend."

"....we're going to Disney Land that week." (I especially love this one when it's a short sale)

"....we'll be at my daughter's dance recital that day."

"....my son has back to back soccer games that day."

"...I'm getting my hair done that night."

If you declined a showing because of any of the above reasons....then you don't really NEED to sell.  You WANT to sell.  There's a difference.  Here's an idea...if you want to sell your home, you actually have to show it to potential buyers!!!  And that may mean you have to rearrange your schedule for showings and open houses.

Another favorite of mine is when the seller asks me why their home isn't selling!!!

Well let's see Mr. & Mrs. Homeowner...you've had 14 showing requests on your home and you approved 3.   My god man I once had a client that actually came home DURING their son's confirmation for a showing!  That's commitment.  And guess what.  That buyer bought the home!

I'll say it again...You never know where the buyer for your home is going to come from.  Never miss a showing unless it's an emergency.

My sellers always leave during showings so the excuses I have heard for declining a showing have been, that's our dinner time, The dogs will be out at that time, we have company, just don't feel like leaving right now, It's a bad time., etc. I find it easier to have the sellers leave but the excuses still come. Looked at a showing report yesterday and one seller has declined 4 showings in the 4 months I have had the listing. Any 4 of those showings could have been their buyer but things "came Up," that were more important than selling their home.

AAAAAA-MEN!!!! I actually had a seller tell me when an agent wanted to schedule a 2nd showing, "Why do they need to see it again? They've already seen it once." *headdesk*

Great advice! To many time we see sellers who want to sell there home but don't want to do the things they need to do to get the home sold!

Great photoshop skills! :) It is wonderful when you get to work with clients who are completely on-board and ready to do everything possible to get their house sold. They understand they have a responsibility as well, not just their agent.

I just find it almost impossible to believe that any seller would be this casual about allowing showings.  It also sounds like this seller wants to be present during showings, although I don't think that was mentioned.

Does the listing agent have a key to the property?  Is there a lock box on it?

Honestly, I think that much of the problem is not the seller's fault, but that of the Listing Agent.  It sounds like nobody is "running this show"... and usually when that happens, it eventually crashes.

Herman, such comical photos, how creative! But yes I agree, I've heard every excuse under the sun too. If somebody really wants their home to sell, well if they really Wanted to sell, then they should be there to show!

It's funny cause it's true, it really hits home. Actually being able to show the house is one of those little things that helps it get sold. Some people just expect that somebody out there will just love their home and want to move in ASAP, the process isn't understood to them.

Wanting to sell and needing to sell are two different things. Many brokers don't seem to understand that concept. Just take the listing, who cares if it sells? Great post and very true.

Let me share the one about a seller who allowed no open houses, no lockbox, listing agent to be present for all showings, all prospective buyers to be pre-approved prior to viewing the property...and the list goes one.  Of course, there were the frequent calls asking why it did not sell, as well as my suggestions about changes and improvements, but their ears refused to hear.

Sometimes it is not even about sellers, but....a listing agent. I had 'a pleasure' chasing many of them begging about showing the house. No calls/emails/text messages are usually returned. I always wonder if the seller knows why the house is for months on the market with no offers or even showings.

I was just brought here via re-blog. Great post. Real estate does not operate on a 9-5 schedule and trying to force business into those constraints is a great way to watch the market pass by.
