I don't think I need IDX. Leads from Aggregators are Driving me NUTS!

I sell land and getaway homes and cabins in an area near Seligman, Arizona, that is primarily recreational. I am a member of the Prescott Area Association of Realtors (PAAR) which covers most of Yavapai County, Arizona. PAAR covers the Seligman area best but not exclusively.

I am finding that the IDX feeds do not pass the information necessary to communicate about these properties efficiently. The biggest offendors for me is Realtor.com, Trulia.com, Zillow.com and Landwatch.

I am spending way too much time answering stupid questions that I would like to convey in my on-line postings. Many of the "prospects" who come via IDX are not really interested once they get the answers for their questions.

For instance these are some of the questions I get. 

  • Is on-the-grid electric power available?  (answer is most often NO!)
  • Is there well water there?  (answer is most often NO!)
  • Is the property on a sewer system?  (answer is always NO!)
  • Can I hunt there?  (answer takes a LOT of research!)
  • Can I target practice there? (depends on lots of factors)
  • Is the property in a home owners association (HOA)?   (answer is most often YES!)
  • How far is it to Walmart, Trader Joe's or a supermarket? (more than an hour's drive)
  • How much dirt road to get there? (sometimes as much as 15 miles)
  • Why can't I find it on Google Maps or Mapquest? (roads are not generally named)

I am shifting my efforts away from depending on IDX listings and toward providing my own BRANDED content. I sell over 90% of my own listings. I try to cooperate with other agents and brokers but very few will take clients into the areas I work. I pay referral fees, mostly for the Buyer's side.

I have been using Tourfactory.com and I am starting to use Realbird.com and it looks like it will be a great help in spreading my non-IDX BRANDED content and in building my branded presence. I have over 50 listings, so whatever I do is a really monumental effort.

I would very much appreciate any feedback I can get on how to shift away from dependence on IDX.

John, I signed up for Realbird last month and I am impressed with all the features it offers. I still have  a lot of learning to do on the site. Good luck to you in getting the word out on your listings.

Thanks for your comment, Debbie.  I have been using TourFactory for my tours. There is signifant overlap in what RealGird and TourFactory can do. I will work on making a comparison. I have over 50 tours on TourFactory so I can't make a sudden switch. I believe I will start to use RealBird for everything except their tours.

The life blood for most of us Realtors™ is having an IDX feed on our sites.  This is a direct feed from the MLS of active listings.  People looking for homes are looking on line and combined with SEO it can bring people to your site.  Since you are going to be getting the buyers in any event through your specialization it probably isn't as necessary for you.

John, If you are using RealBird you've got it covered.  I have not had IDX on my site for years now. I get a lot of leads from RealBird.  I live in a highly populated area - if that works for me here I am sure it will work for you. Your time is too valuable.  Just dump the IDX and syndicate at least once a week with RealBird.
