Hernando Beach Waterfront Home Sales July 2013
Hernando Beach waterfront home sales experienced a noticable uptick in Hernando Beach home sales in July 2013 compared to the previous month. Homes sales in this popular waterfront community more than doubled in July.
Inventory of Homes for Sale in Hernando Beach, Florida
Average and median list prices for homes for sale in Hernando Beach are remaining stable with only slight fluctuations that are caused by price changes, new listings coming on the market and existing listings going under conract.
There is only one notable exception to this in the median list prices of homes for sale in the central neighborhood of Hernando Beach where median list decreased by 27%.
Having said that, inventory in this particular neighborhood has been low so that a change in just one property will have a greater impact on average prices.
There are currently only two distressed homes for sale in Hernando Beach, Florida. Both of these homes are bank-owned properties, there are no short sale properties currently actively listed.
Sales Activity in Hernando Beach, Florida
Sold prices for homes sold in Hernando Beach in July 2013 have followed a similar pattern. Overall, average sold prices have remained stable with a slight increase but median sold price has decreased by 12% in July. Meanwhile, the sales price range has expanded upward.
Currently, there are 15 waterfront homes in Hernando Beach under contract. Nine of these are pending and six are under contract awaiting the removal of various contingencies such as inspections, financing, or third party approvals.
Of the Hernando Beach homes that are currently under contract, eleven are located in the direct Gulf access neighborhoods, three are located in Hernando Beach South, the only deed-restricted neighborhood in Hernando Beach, and one property is located in the Hernando Beach Central area.
