Did you experience a buyer that did not feel as rough a home inspection by a licensed professional is necessary? Most often you come across this situation when new construction is involved, or when “Uncle Tom knows everything about houses.”

Clearly, despite the good objectives of a friend or relative, unless they are a licensed home inspector there are several issues that can overlooked thereby amplifying the chances of some sort of repair or system breakdown in the near future.

Even with recent construction, items can be unintentionally missed by the contractor. Some heard of a new home that had carpenter ants from the beginning. It appears that the ants were delivered with the lumber package.

I do suggest a home inspection or i would suggest at the very least get the buyer a waiver signed for the inspection if they don’t want to pay for one. I also promote sellers to have an inspection done for the reason of knowing what the issues are and getting them fixed makes for the rest of the nights after closing.

Sharon, good comments in regards to property inspections.  Always get a buyer to sign a waiver to a property inspection, with strong words that is against the advice of the brokerage.

Hi Sharon,

I have ha d a lot of buyers that are buying a new home that states I don't need an inspection it's a brand new home. WRONG.

There are still issues with new homes and older ones a s well. There are short cuts taken by the builder and the local building inspectors never enter the attic to make sure everything in the attic is correct.

Never buy a home without a qualified home inspection.
