I was at Potomac Shores yesterday with clients who are writing a contract on a new home built by Ryan Homes.  I had the inside scoop about all of the sales incentives offered to buyers in August, and I was able to secure ALL of those incentives for my clients.

The buyers do not owe me a fee because the builder has set aside funds to pay Buyer Agent fees on 80% of the transactions.

That means the builder knows that 80% of buyers prefer to have a Buyer Agent by their side.

Oh, and if a builder says, "I can give you a better price if I don't have to pay an agent, beware of other corners the builder will cut.  It's unethical and unthinkable.

I asked the lad if he was buying a house at Potomac Shores, and he said, "Yes, we just finished our contract appointment".  

I asked, "Did you bring a Buyer Agent with you to protect your interests?".  He looked at me with a quizzed look and said, "Uh, no".  

I asked, "Did you get the FREE finished basement?"  He looked stunned and said, "No".  I suggested that he go back to the sales representative and ask for his free finished basement.

I wished the nice couple good luck and joined my clients who were looking at options.

So what's the point?
