I thought this needed to be posted because it may affect some people in our area. I know I have seen a lot of incentives offered by some builders as of late. Most of the offers make it hard for anyone trying to sell against them. It's hard to believe that over a year ago, you bought a beautiful new house that is now worth less than you paid. It's even harder to swallow when you are faced with having to sell it. 

D.R. Horton is having an unauction where homes can be purchased for up to 50% off. They are trying to move inventory in California, so they decided to unauction their homes off. And in Florida, they are offering a community savings package. I know they have offered reduced prices for fast closings in our area. Beazer has also been running a few promotions as of late. Some include a reduced price for a fast closing or a certain amount of free upgrades. These promotions affect the home prices. If you find yourself needing to sell, you will not only have to compete with them but you will also be affect by their recent sales.

So for those of you that bought new homes within the last two years, keep your eyes open. It's always best to know your competition. So find out all the latest promotions and try to keep up with new sales. You may not want to look at the numbers, but buyers will be looking at these to compare your home to!

To get to "know your competition" is sound advice. This is true not only in real estate but in most aspects of life.

Christy, our 50+ builders are doing the same thing. Our buyers can walk in and buy a brand new home for less than the resales. That's great news - except for those who purchased in late 2005 or later. Builders need to get rid of their inventory and they're able to cut their losses and move on.
