These Words Will Strike Fear in the Heart of Your Chicagoland Mortgage Lender:  "Let's Go Shopping!"  

     As we often do, my wife and I watched an episode or two of shows on HGTV last night.  "Property Virgins" was on.  The episode we saw revolved around a young cute couple, Ed and Courtney.      Link to a FREE mortgage consultation with Gene Mundt, Mortgage Lender

     As typical with many First-time Buyers, this young couple had pretty lofty hopes for the home they would eventually buy.  They were looking for the "Perfect 10" property.  And as also often happens with First-time Buyers, this young couple had champagne taste, but were working on a beer budget as they searched for their home.

     Eventually, this endearing couple did find a home that fit enough of the criteria they had hoped for and made an offer to buy.  Their first offer was a bit stingy and negotiations ensued.  But they finally reached a compromise with the Seller and everyone was thrilled.

     And then this sweet innocent little episode quickly went south for me ...

     As HGTV was neatly wrapping-up the episode, the cute young wife said ... "Let's go shopping!  We need lots of new furniture to fill all those rooms!"  I almost jumped off the couch.  

     Stop the cameras!!  What???  Had I really heard what I think I just heard?

     Yep ... sadly, I had.  

     Now I know HGTV's Property Virgins show is focused primarily on the home search itself.  But a very important component of that search should include SOME information regarding mortgage financing.  At minimum, HGTV should not have promoted the mindset they did at the end of this particular episode.

     My wife made the comment that she'd loved to have known if this young couple's financing went through the mortgage process and underwriting successfully ... or if they suffered the consequences of their furniture buying spree.  I would too.  
 
Link to a FREE mortgage consultation with Gene Mundt, Mortgage Lender     I've got to tell you, hearing that young wife utter those words put me into a cold sweat.  I wanted to scream "STOP!" What Mortgage Lender or Agent wouldn't react similarly?

     It's my belief that HGTV acted irresponsibly when they allowed that young wife's comment to air without addressing the possible fallout of her planned actions.  It would have taken only a few moments to do so.  And by providing that "teaching moment" they could have helped save so many other Buyers from taking similar actions.  Perhaps even saved their transactions from failure.

      I've included info on this subject before, but it bears repeating.  Credit, credit scores, debt, savings, employment, etc. ... all can be incredibly fragile during the period leading up to Mortgage Application and throughout the Mortgage Processing and Underwriting period itself.  

     A new updated credit report will typically be pulled again just prior to your Closing.  Opening-up new credit, paying-off old credit, moving monies and accounts, employment changes, buying cars or furniture ... can cause big problems for you when you're in the process of buying and financing a home.  It can even kill your deal.  So, don't do anything monetarily without talking to me, your Mortgage Lender, FIRST! 

     These Words Will Strike Fear in the Heart of Your Chicagoland Mortgage Lender:  "Let's Go Shopping!"  HGTV proved you cannot believe or trust everything you hear or see on media.  As your Chicagoland Mortgage Lender, I say you can't get swept away by the excitement of buying a home until the ink is dry on your Closing Documents.  You have to reign in that excitement and stay focused on your primary goal:  A Successful Closing!

     Listen and follow my advice (and the advice of your real estate agent) throughout your entire home buying process. Shop and celebrate after your Closing ...

Carie:  You can't get away from almost any register in any store without them asking that question.  I think we need to reinstate Nancy Reagan's "Just Say No" campaign focusing on this issue!!  As far as HGTV goes, I think they missed a Golden Opportunity to teach and did their viewers a real dis-service ...

Gene~ "drillow" is a great example of what you talk about, "you can't just trust the information because the information looks like it comes from a reputable source.. "how I wish things were different, or at least I wish "drillow" disappears, they are killing the RE industry...But nevertheless, great post, "I feel the resentment, too!

I turned my TV OFF 3 years ago. It is only rubbish that is leading the masses to dumbing down. The networks are not in the business for the truth but rather to entertain the masses. When we finally get to understand this we may start having a better country. The network is only doing its job and they are doing it well.

Gene, I watch those shows too and often cringe at the oversimplification of the process. Let's face it, reality shows are just plain not real! The scary part is that consumers think that's the way it's done. By watching those shows we have a better handle on just what fallacies we need to expose to our clients.

Fortuantely, shopping or doing any of that other stuff doesn't impact my clients when they're purchasing a home with a Reverse Mortgage.  At least until October 1st.

Oh those words strike fear into the hearts of us real estate brokers as well!  I try to reinforce the message the lender gives buyers about the hazards of all of a sudden incurring more debt  before closing - but sometimes the excitement of the moment seems to deafen the buyers to all cautions.

Well that would have made ME cringe as well. I think it's pretty irresponsible, and clearly they are not at all concerned about reality but only about making the show entertaining. It's all scripted anyhow, but it;s a shame they can't be more real life.

I always talk with buyers about the issues regarding purchases, moving money around, etc. and counsel them to get the real lowdown from their lender.

Hey as long as it was with the money the got from HGTV they are fine. If it came from CREDIT... BAD call and if it was their cash hope they kept enough back for the down payment!!!

If you want to go crazy go ahead but do it AFTER the purchase NOT before

Shopping for furniture during the escrow period is the worst thing a buyer can do.  It's tough enough with todays Prior to Doc Conditions and Financing Conditions to qualify, let alone switching up the Debit to Income ratios. Phew!

HGTV and likes are just producers of the show - and my understanding is, most buyers know what works and what does not! (They are surely sharper than the show-makers).

May be, next episode will correct this type of mistake.

For some reason, some new buyers just can't resist the urge to get the new car for the garage the minute you tell them the loan has been approved.  They've been patient for so long that they just can't stand it any longer.  Some of the other lenders I know have a form for this and they have them sign it with the application package in the beginning.  Thanks for the reminder of what could happen if we don't take the time to tell them to wait to closing.

Jon:  I hear something very similar expressed fairly often ... but I have my doubts as to their demise, at least any time soon ...

Jimmy:  For the very reasons you state, I'm looking into finding something that will help me circumvent getting cable/dish service at our home.  We have tons of stations to watch ... with nothing on them we WANT to watch.  We have a handful (mostly sports) that we are really watching and that's it ...

Tom:  You hit the message/nail on the head.  It's the perception that these shows leave with the viewers.  Then they come into our offices and wonder why things are so very different ...  

Raymond:  From what I'm reading there's real changes coming for you.  Hope all turns out well ...

Ginger:  You're smart ... don't start!!  lol  It will only drive you crazy ...

Corinne:  Doesn't surprise me that they pay poorly.  Seems like that would be their MO.  It's not just the illusions that they serve up that frustrates me so.  They truly do damage, IMO.  Hope you have a great weekend too ...  enjoy!

Nancy:  I've come to think they they truly believe they'll talk themselves out of any predicament.  Seems doing so is the way things work these days ...

Richard:  That works for the credit cards they have.  It's the new ones or new purchases that typically are the scariest ... but I certainly understand and like your idea!!

Ron:  True.  They always say you shouldn't go grocery shopping when you're hungry.  Much the same theory applies when you're in the middle of buying a home or mortgage processing ...

Thank you, Joan!  When agents reinforce the message it makes a better and more emphatic impression.  One that's sorely needing to be heard by clients ...and so appreciated by Lenders!

Jeff:  I'm hoping they don't sleep well at night ... because their voice is louder and bigger than mine is in clients' ears.  And your reinforcement of the Lender's message re: spending and credit is very appreciated.  With both broadcasting the same message, it has a better chance of succeeding ...

David:  You have my mind spinning!  I can only imagine THAT payment/deposit being placed in an account.  Then Underwriters questioning it.  Then LOE's having to be written.  Aaaggghhh ...

Praful:  We can hope.  And maybe the actual participant understands ... but how about all those watching?

Doug:  I think most Lenders go over the do's and don'ts "list" and express how important it is.  I know most agents touch on the topic with their clients too ... which is very appreciated.  Still, it seems the issue arises.  In my estimation, HGTV didn't help the situation.  Being a Lender, maybe I'm a bit sensitive to the situation??  Probably ...

Christine:  I think it would have been so easy (and far more dramatic) to address the issue ... quickly and easily accomplished too ...

Nina:  In the pit of my stomach ... a dull ... ache ...

Sally:  TV forgets alot!  They have such a loud voice and huge presence in viewer's understanding and comprehension of real estate.  I think their messages should be delivered with a conscience ...

Elise:  I may have to give that some attention!  Maybe AR should think of producing a TV show??
