LISTINGS AND REAL ESTATE SALES INCREASE IN ANAHEIM HILLS CA

For the first time in 2013, the number of homes for sale in Anaheim Hills, California surpassed the previous year's figures for the same month; As of the end of July 2013, there were 3.5% more real estate listings in Anaheim Hills, than the number documented one year earlier. Month over month, available inventory jumped by nearly 16%. It's important to note that, although listings have increased, the inventory level remains near record low levels, and is well below what is considered to be a balanced market of buyers and sellers. Because of this, and the fact that distressed listings are almost non-existent in Anaheim Hills, prices have continued to rise, and buyers are still competing for desirable properties.

Pending real estate sales fell once again, as a result of the low inventory of homes for sale in Anaheim Hills, California. There was a 4.9% decrease between June and July 2013, and a drop of more than 44% compared to the previous July.

Although pending sales were down, and inventory levels remain low, closed real estate sales actually increased 5.1% on a month to month basis, and 3.8% year over year. Another indication of market strength was found in reviewing the final sales price of Anaheim Hills listings; In July 2013 the majority of real estate sales in Anaheim Hills, California closed at or above the original list price. Based on current market conditions, this is to be expected.
