herding cats in sacramentoI made Myrl Jeffcoat laugh out loud the other day when I blurted that some homebuyers in Sacramento are little shits. These guys don't know what they're doing, and they refuse to listen to their real estate agent. One of the reasons to work with a buyer's agent in Sacramento is to lean on that agent's experience and expert advice.

For example, you buy a home and sign a counter offer that says the seller will do no repairs at all, that the home is sold in its "as is" condition. Yet, buyers will still ask the seller to make repairs, which would be somewhat understandable if the repair the buyer was requesting was to fix a serious unknown condition because the buyer could not see it nor inspect it during the initial home tour. But a buyer should not ask a seller to replace a heaving sidewalk, for example, because that makes the seller wonder if the buyer has two eyeballs in her head.

Elizabeth, Clearly buyers do want to work with a buyers agent, listen to their agent, and follow their guidance.  Asking for repairs on things that were known when the offer was made is not acting in good faith and will likely not make the sellers happy.

Hard to tell if it's the buyer or the "obedient" agent sometimes...either way, reading comprehension is not high on the list of acquired skills.
