Midyear Report

Hello Friends,

We are midway through the year and it has definitely been a hot one! It is August now of course, so we’d expect the heat. But, real estate has been on fire too. I am not taking this activity for granted, because everything can change in a moment’s notice. However, all signs look positive and prices are moving in the right direction now.

In the first half of 2012, the average sales price for Single Family Homes sold in Kerr County was $193,047. In the first half of 2013, the average sales price for Single Family Homes sold in Kerr County was $209,693 - an increase of 8.62%

Cash is a hot topic right now. Cash has always been ‘king’, but it’s more prominent now since real estate is such a great investment tool and people have been waiting to put their money somewhere that makes sense.

In the first half of 2012, 204 Single Family homes sold in Kerr County, and of those 95 were cash. In the first half of this year, 235 Single Family homes sold in Kerr County and of those, only 88 were cash. This represents a 15.19% increse in the number of Single Family homes sold.

In the first half of 2012, 40 vacant parcels of land sold, and 24 of those were cash. In the first half of this year, 49 vacant parcels of land sold, and 38 of those were cash. 

In the first half of 2012, 2 Luxury properties (those over $1 Million) were sold and of those 1 was cash. In the first half of this year, no (0) Luxury properties sold.

A lot of sellers are waiting patiently for their equity to increase in their home so they can move on to the next chapter of their life. I think we’ll start to see more homes hit the market slowly until the spring where there will be higher numbers than this previous spring. I believe it’s a recovering market, even if it’s a slow recovery. We can all breathe a little easier knowing that our equity is on the upswing again.
