Selling a House in Colorado: And Now for the Closing!

And Now for the Closing!



          You dealt with all the paperwork, cleaning and reorganizing to put your Denver to Boulder house on the market, endured the inconveniences of showings, made it through the stress of contract negotiations, inspection and appraisal, and finally - you're at the finish line!

            It’s true that things can go wrong at closing, but as your agent I will be on top of final details, doing my absolute best to make sure every detail is cleared before the big day. I’ve NEVER had a closing fail!

 

            A few days before closing, we will want to hear that the buyer has gotten final loan approval, then that ‘final numbers’ have been sent to the closer.  The closer will prepare preliminary settlement statements, which we will have the opportunity to check out before closing (hopefully).

 

            Do notify utility companies of the closing date, except for the water company (the closing company will pay the final water bill and switch to the new owner).

 

            When closing day arrives, you will have to be all packed up and your belongings out of the house unless the contract says otherwise.  The buyer has the right to a final walkthrough right before closing, they will check to see that the things that were supposed to remain are still there, and the things that were supposed to be gone are gone. They will also check that the house is in the same condition it was when they saw it previously, and that the inspection items have been taken care of.

 

            Those attending the closing with you are usually the buyer, their agent, sometimes their lender, the closer, and me.

                       

            Bring photo ID (driver’s license) to the closing.  Call me if you'd like me to pick you up, otherwise I’ll see you there!
