Congratulations – Your House is Under Contract!
Now, the real work begins …
You put your house on the market and endured the inconveniences of buyer showings. Finally you hear the exciting words! Still, there is a way to go to reach the finish line. Please know that during the 'under contract' phase I will stay in touch with everyone involved to be certain they take care of their tasks in a timely manner, and deadlines don’t sneak by unaddressed.
The people we must rely on to do what they are supposed to do include buyers, their agent, closers, title reps, lenders, inspectors, appraisers, underwriters, you, and me.
There’s usually a rush of activity while we get through inspection and appraisal – most transactions have a bump or two from inspection issues, most appraisals are close but OK – then there’s a period of waiting while the lender does their job.
However – even though they’re rare - there are literally hundreds of items that can go wrong and foul things up. Some can be resolved, but some are deal killers.
- Someone changes their mind
- Someone gets ill, divorces, or dies
- Loss of job or job transfer
- Financing falls through or interest rates change
- Extra documentation required
- Liens, judgments, or other clouds on title
- Someone goes on vacation
- Short of down payment money
- Low appraisal, appraisal conditions
- Inspection problems
- Ego battles
I mention these things NOT to make you worry, but to make you aware of the challenges we face every day, and so you can alert me if you see any potential problems. You can rest assured that I will closely monitor all aspects of the transaction.
I’ve never had a closing fail!
P.S. Please don’t release keys, garage door openers, etc. to the buyer or their agent until the transaction has closed and title has been transferred to the new owner. Check with me if anyone requests access to your home.
