These numbers seem really high.  I am a real estate agent who has done rentals for the past 6 years and I don't agree with you at all.  These must be very high-end properties.  I would have to say for normal apartments the average price would be $1200-$1400 on 2 bedrooms in East Lakeview, not $3,145.  You should mention what you based your numbers on.
