In order for your home to sell this year, it needs to be priced agressively and staged beautifully. There are 144 homes currently on the market. 

I recommend that you give yourself plenty of time for the home to sell.  Even if you aren't planning to move until August, I recommend that you put your home in early spring.  You will get more for your home, when you aren't rushed or are in the position that you have to sell.  One of my clients sold last year even though they weren't moving until next year.  They said that the idea of selling for top dollar was very important to them. By putting the home on the market with time to spare, I marketed the home for top dollar, and in record time.  With the high  price they received, they didn't mind that they had to do an intermediary move.

Good work on the marketing wheel! Tell them the story and invite them to play and catch them when they are tempted! I thought when I first read your post that I would be quoting MLS rules but, you are a pro and I congratulate your efforts- This will work for you and for anyone else who presents in a similar fashion!  I'd love to know your results on this post!  Just to be able to quote them when I teach people-they should be blogging!  Good luck with it!

Lisa, exactly, it does have to do with being well priced and not so well priced.  Also, since there are so many homes on the market, buyers can be choosy!

Judy, I think your point to home sellers about timing for top dollar is excellent. Also about correct pricing and great staging. People that read this will definitely sign you up as the local expert to represent them.

Don't feel bad about the wild swings on DOM. We have that in our area too. Sometimes I just can't explain it other than buyers are still slow to choose what they want among many homes.
