A Hidden Pearl In A Sea Of Overpriced Listings

One of my favorite buildings on the oceanfront in Pompano Beach is the Pompano Atlantis. It is located 10 blocks south of Atlantic Blvd on S. Ocean Blvd.  It was built in 1973 and over the last few years it has been completly renovated.  I just sold a unit on the 18th floor in late January and have another listing on the 17th floor.  Today I noticed on the Multiple Listing Service (MLS) a relatively new listing in the building.  I had overlooked it until now because there were no pictures with the listing.

When I looked closer at the listing I noticed it was a corner unit on the 17th floor priced at $395,000. I knew a corner unit on the fifth floor had sold for $410,000 just two weeks ago after being on the market for less than a month.  I knew right away I needed to see this one today.  Since there were no pictures with the listing I brought my camera.

The interior was in good condition.  The walls were newly painted.  It had new carpet.  The kitchen tile looked new.  One of the bathrooms has been updated.  On the downside there is some ugly wallpaper at the entryway the makes for a bad first impression, but it isn't a big job to get rid of that. 

I had been in the unit on fifth floor and it was all remodeled, but modestly so.  I'd say the improvements done on the fifth floor unit are equalized by the views of the higher floor.  

  

From the 17th floor you can see the lighthouse and the pier.  The corner units have a wrap around balcony that is about three times the size of the other units in the building.  The kitchens are also a little bit bigger and have room for a breakfast table.  I have more photos and property details here.  I can show you this unit and also negotiate an even better deal if you contact me.
