This is not in our control to value the home, the market will do this for us. If you do not get 10 showings or and offer in the first 30 days you are priced too high period. Scared of pricing too low, don't you will receive multiple offers. So long as you pay attention to the pending's (Showing what the market will submit offers at) and the Sold's (What the market is willing to pay) then you will be close. Take it one step further find a home that is comparable divide the sales price by the square footage and times your home by that $ amount. Check against the CMA and voila!!

There are 78% of potential buyer stuck in overpriced homes because they do not know they can not control the market. When was the last time you paid $5 for a gallon of gas, you will drive 5 extra miles to get a penny lower. So do the people buying your home. Price it right do not be the highest bidder on your home.

Realtors if you expire  you have lost your commission + Cost of Sale & expenses and the chance to earn a referral. If you have a gut feeling go with it, you are not doing your seller a service otherwise. I ask my Team write me a check for X thousand of  dollars, if the home sells at your price in 90 days I will tear it up, if it doesn't I will cash it, now how do you feel about your list price again.

We are trusted to get the most money in the quickest possible time that the market will allow for our sellers, let's do it and get this market moving.

I could not agree with you more. Great post. These are the good ol' days now (20 yrs ago rates were over 10%)

Nice post.

All I could add to it in my opinion is that as per your comment "Anyone entering into a listing with a home they would not feel comfortable living in themselves" should add also buying the property, because if you would not buy it at that price?

When I look at properties, it is Value ($/sq ft), Condition, and List price.

I like the "write me a Check" idea.
