                                                             Dutchess County Map

The highest average price as well as median price was in the township of Washington. This township includes Millbrook, a very affulent area.

Most sales were in the township of Poughkeepsie, not surprising, this has a large population as well as a large inventory ranging from  low end houses to very high end.  This is where you will find the county offices.

Fishkill Township was only second to Poughkeepsie in units yet the total $ volume was higher.  This indicates the houses sold in Fishkill overall had a higher list price.  Fishkill is also an area which is great for those commuting to Westchester or New York City, since it is located close to the major highways and Metro North.  From the map you will notice that it is located at the most southern part of the county therefore a shorter commuting distance to  Westchester

Data obtained from the Mid-Hudson Multiple Listing Service.  This does not reflect all sales in the county only those reported to the MLS.

George thanks for stopping by.  Some of those prices are high, I am not sure how it compares to  towns in CT.  One thing I know in towns where there were many million dollar plus listing the average is going to look higher.

Jennifer,

Your average and median prices are higher than ours in New Mexico, more or less at the ratio I anticipated.  Based on income and cost of living, the market appears consistent.  I take it these are average size homes of 2000-3000 sq. ft.  Did the prices in your area fall recently or are they still going up? Do you have a lot of new homes or are they mostly resale?

Nice post!

Eloise: The price has fallen somewhat, there are more resale at the moment; and you are correct, the the square footage is between 2000-3000.  Thanks for stopping by.
