Tell your clients. . .

Ok guys, it's time for you to get techie  . . . Not really, it is very easy.

I have been playing around online and trying to figure out how our companies Tucker One Properties and MAREI can reach more people.  And everything I am reading is that you have to be online, you have to be on a networking site, you need a blog, and you have to have audio. So to start off I am going to share with you a few links so you can see what I have been creating.  They all still have a few bugs, but remember - I just figured this out 2 weeks ago.

Now don't give up yet, if I can figure this out, anyone can.

We have to be online, so hopefully you have a web site.  If you don't have one yet and want to create one very easily and for FREE - check out the link above to my blog.  This site is totally free, easy to use, very simple, and very versatile.  Lots of templates that allow you to set up a blog as a blog or with other pages like a web site.  You can set one up right now at http://www.wordpress.com/  It also has the ability that you can upload files, ebooks, etc, and pay to add the ability to upload sound or more space if you like to load a lot of stuff on it.

So far you are now online and have a blog or a web site. I am still checking out online networking sites, the yahoo groups that MAREI uses is great.  I have also been checking out http://www.myspace.com/ and http://www.facebook.com/ and have found Facebook to be infinitely more user friendly.  There are also real estate only networking sites popping up all over the internet and I could give you 100's of these, but they are all fairly new so not sure how much good they will do for you.

But then you need to have audio and this is what this article is primarily about. First you need to have a something to talk about and I am going to suggest to keep each audio under 30 minutes if possible as listeners loose their interest after about that long.  They may make it to an hour if you have two or three people talking, if you are entertaining, or if you are talking about something they desperately need. Then you need to have something to talk about.  I am sure each of you have something you do that you could explain in segments.

Some Ideas

If  you buy short sales

  •  What to do if you are behind
  • What to do if the sale is scheduled
  • What is a redemption period
  • Where to get help
  • What is a short sale

 If you do lease options

  • What is a lease option
  • How the process works
  • Improving your credit
  • How to buy your house.

What if you don't invest but have a service:  auctions, insurance, specialized loans, training, what ever.  Break it down into a few short segments, write our your script and record a way. Ok so now you have ideas on what to talk about on your web site or your very own radio show, but how do you do it - how can you be technical. Well I am not technical, very far from it, but through trial and error, in about a month I have came up with the stuff in the links above.

The first site I want to tell you about does it all - The web site is http://mareinet.audioacrobat.com/  (please click on the link or copy and paste - if you print out this email, type it in with the mareinet, so they know I told you about their site.  Plus it will allow you to sign up for a free Trial, so do it now.  That way while you are reading the rest of this article, you confirmation emails will have been sent and you will be ready to get started at the end of this article. They charge $19.95 a month and you get

  • The ability to create a new audio file by calling in on the phone, recording through your pc, or uploading a file like I said before.
  • Then you can transcode the call and get html code to place in your web site (copy and past) to have a play button on your web site.  It is really easy, to copy and past the code into your web site, your wordpress blog or give it to your web master and have them load it up.
  • Then you click on the Podcast Link and you can create an RSS feed and to publish your audio to Itunes just like I did.  This is very important they have a bunch of recorded training calls and one explains step by step how to set up your podcast and includes marketing technique so you set it up right to get the most action.
  • They give you a customer call in line so you can have customers call in and record their kudos for you and then you can put those audios on your web site too - imagine, live customers talking about how great you are, in their own words, right on your own web site.

Ok you have the podcast and an a link for an RSS feed, but what do you do with it.  Well have you been on web sites, like mine above that have a bunch of little buttons about adding to your google, your yahoo, your aol?  Well each of these little buttons goes to one of 100's of RSS readers that alow a person to sign up and then add all their favorite RSS feeds, like your blog (the wordpress also has an RSS fee) and your podcasts, as well as mine, those of CNN, those of the local paper, and more.  Then the reader checks every so often to all the feeds you have subscribed to and brings back any new articles or listings.  Then everything is ready for you, all in one place to read or listen to when you log in.  I personally use igoogle and have added several different feeds to my google home page.

To create your own buttons go to one of the following links:

More info on this RSS:

Also if you look at my blog http://www.tuckerone.wordpress.com/ and click on in the news, you will see where I have coded into the site a bunch of feeds from other web sites like the Kansas City Star, Inman News and several other real estate blog sites.  So I can post articles from other sites with out infringing on their copy right laws.  Please don't ask me how I did this page, because at this point I really don't know.

I hope this give you some ideas to use in your business and remember when you go to http://mareinet.audioacrobat.com/ please cick on the link or type it in just like it is written so they know I referred you and be sure to sign up for the FREE Trial!. XML
