We, at the Stark Team, are excited to be the first Las Vegas high rise real estate agents to accompany our Trump Las Vegas clients, today, February18th, on the walk thru inspection of their beautiful studio hotel-condo at TRUMP INTERNATIONAL HOTEL & TOWERS Las Vegas. We were impressed with the simple elegance of the materials used in the lobby & corridors, not to mention the sophisticated attentiveness of the hotel personnel who greeted us. Trump Towers Las Vegas was just given its Certificate of Occupancy from the City of Las Vegas which means that the condo owners can begin taking possession of their units.  The lobby has chandeliers that are the same type used in Mar-A-Lago and the finest marble and woods and wallpaper in subtle gold and taupe tones.  The hallway corridors are not double loaded, with doors on both sides of the hallways, but rather are single loaded for extra privacy.

I have a client who told me that you can never go wrong buying into a TRUMP Building, because over the long term - you will always do well and as I walked the lobby & saw every attention to detail that was given to the moldings and opaque doorway glass, his words echoed in my thoughts. Despite the lull that Las Vegas real estate is experiencing in the high rise condo sector, as of this writing, I expect that those TRUMP TOWERS LAS VEGAS owners who tuck these condos away in their real estate portfolios will have something quite valuable in years to come.

Hi June, do you know you can down size these photo by opening up the appearance box when you load them up and changing the Dimensions from (for example) 1200 down to 500 and your blog will be easier to view. I just thought you may not have seen that features.  Nice pictures and very glitzy compared to were I work!

The prices right now are about $750k plus for a studio, and over a million for a 1 bedroom, but in the early stages of preconstruction sales - they were $500k for a studio and about $750k plus for a 1 bedroom.  I expect with the current credit crunch - we could possibly have a bunch of fall-out units at gret prices again.  As for the TV in the mirror - I will ost that on my next blog Georgina.

Hi Mary - I was having a heck of a time posting the pictures and had no idea there was a different way to downsize them.  I really appreciate the tip & have a few more to post - such as the TV in the bathroom & will try your method.  Any other tips are also appreciated.  You must be an AR pro!  Thanks so much!!!

As for the "Trump Glitz", we decided today that the gold was done in a very modern & elegant fashion, and much more understated than we had imagined.  But - the details in all the finishes - even the embossed steel in the freight elevator was amazing.

Hi June, I am happy to hear this, as I did not want to maybe offend you, just looked like you needed some help. The photos are very good! You can also place them right, left, etc... with that portion of the appearance tab. Good luck! At  www.picnik.com you can edit the photos there, I use it a lot to add text on to the photos.

Are you aware of the liens on the property that have not been paid, so owners that paid cash still cannot get titles, as well as the number of lawsuits by a number of people that did buy looking to start a class action lawsuit lenders will run from this, one of Trumps employees telling a loan officer he wanted to fight him in the parking lot??Opening is in April a very limited number of units (cash) have closed property management issues it goes on and on not what I would say is a good investment. BUYER BEWARE. Building looks good but way to many side issues , look at Cosmo the lenders are talking starting forsclosure Hyatt seems out of that. Trump may be next with all the issues and problems and sales saying anything to get a sale . How do you spell LAWSUIT

I have advised all my clients to take an Eagle Policy from First American Title who is handling the escrows.  As for the aggressive Trump Employee - it sounds far fetched.  WHere are you getting your info ?

All they cater to are the very rich who think that just because they have money it will turn to gold. Let say an investor buys one of these places for 1 million dollars. He puts 100k down and carries a 900k loan. By the time he pays his mortgate ,taxes, insurance, maintenance fee, and upkeep, it will cost him around 10k a month. He uses the place one month a year or thirty days. Oh but he decides to rent it. Surprise no rentors. He could lose 6 to 7k a month and if you factor that yearly loss of 70 to 80k a year over a period of five yers, he will have spent 300k to 400k just to keep the place. Now factor in his gain of around maybe 5% a year, and that would give him around a gain of 250k. Do the numbers so unless you have deep, deep, pockets and money is no object stay away. I have friends who bpight into these projects, and all have loss their units through foreclosure. Of course I don't no people who can just throw money away, on something they just have to have. Do you get the point. We are in a real serious credit and realestate crunch. This will take years to repair and realestate devalution. I guess will have to get another load from the prince of Dubai or whatever his name is to bail us out. Oh I forgot to mention if the condo you bought lost 10 to 20% of its value, then where would that investor or buyer be.

Why has any body answered my post. What about those fancy realestate sellers. There job is like sellind ice water in the desert. From a house wife to a reaestate agent in three months. You have a buyer with money flowing from all pockets or a inexperienced investor who thinks he sees an opportunity to make a quick buck, and the agent just fills up the already printed sales agreement, and picks up a big paycheck. From the sales agent to the broker, to the builder to the lender using the publics hard earned money, they fill their pockets and leave the ignorant buyer holding a piece off property that his buring further every month. It a big mans game, and only a big mans game to play this market. O yeh Leonard what's his is name Decaprio bought two units, but what about Joe Smoh, how many units did he buy. Oh he bought one , but he just filed bankruptcy. You play the game but what goes up will always come down. If you want the game to continue you to keep the players in the game.
