What kind of buyer do you have?  Buyers in our current market have to decide do they want the deal (deal minded)or do they want the home that they dreamed of.  Ask your buyers this question:  Are you going to be happy with the deal (priced below market)or the home down the street that was price right but is your dream home.  Are they prepared to drive by that home with no regrets.  These are tough questions but so many times the buyers are getting caught up in the deal.

Yes, especially in this market.  A lot of times, I hear - "I'm ready to buy, but I'm not in a rush.  I'm going to wait for the right 'deal' to come along".

I couldn't agree more.  I have so many leads coming in via my website and they are all looking for the DEAL,the BARGAIN or the foreclosure.  I actually started a 'deal of the week' blog to highlight bargains, but many times buyers are disappointed that the home doesn't have all the bells and whistles.
