What is a newspaper?

It is amazing looking back over the past 7 years of my Real Estate career how things have changed.  I can only imagine how someone who has been in the business for 20 or 30 years must feel.

I have to say that by far, the biggest change for me has been how I market my listings.  When I got started in the business the first thing I would do to get exposure to my listing was to put the home in the newspaper.   It was a sure fire way for me to get exposure for my sellers, or at least drum up some calls if nothing else.  Now, I rarely advertise listings in the paper and when I do, I never receive calls on those ads. 

I also would tell sellers in my listing presentations of all the print advertising I do to expose their home to potential buyers and how important that was to my marketing plan.  Now in my listing presentations, I rarely even mention print advertising.  While I still do some print advertising, it is no longer a tool to generate buyers for my listings.

The amazing thing is that not only is print advertising being replaced by the Internet.  Technology is doing it faster, cheaper, easier, and is being seen by a much larger audience. 

7 years ago, the newspaper was a Realtors life line, now I ask myself....what is a Newspaper?

Hey Michael thats really funny you would say that my husband and I just pulled our company's ad from the newspaper two months ago. We really felt it was a waste of time and money. We never recieved any calls from the ad in the newspaper but we felt that we had to do it for the sellers. It seems the only people who read the ads are other Realtors and the sellers. So now we will only place an ad in the paper if the seller strongly asks for it.

Michael - We use the local newspaper to promote our real estate seminars for the  public, and that's about it. And none of the local real estate magazines. What a waste of money they are.  What is it, we all gotta change with the times, huh? Thanks for your question, It's a good one.

Hi Keith,

I have found the best way to show sellers that newspaper ads are not effective is as soon as you sit down with them ask them if they are looking for another home?  9 out of 10 times they are and have been for some time before deciding to sell their home.  When they answer yes, ask them where they search for those homes? You can even take it one step further and show them the NAR statistic that shows in 2007 84% of home buyers used the internet for their search.

Keith, the newspapers have noticed the drop in advertising. I got a call last week from the "UNNAMED major newspaper" offering me a 5x per week delivery (Wed-Sun) for 6 months for $10. Chatted a bit with the agent, said we could go 12 months for $19.99. I accepted and asked how they could possibly offer me such a great deal. To paraphrase the words of the agent, "the newspaper is desperate for new readers".

As for reality in our business, Mr. Seller, would you prefer
"Immaculate 3BR, 2BA TH, etc, etc." or an online feature with 10 photos and 1000 words?

Michael, What I tell customers/clients when they ask me about newspapers is simply that I do not get buyers from the newspapers just more listings.  Newspapers for the most part are past tense.  I have been in Real Estate since 1985 and you are right things have changed!
