Help

If you are behind in payments on your mortgage and you cannot refinance because your home is worth less than the amount of money you owe the lender, you may be able to do a "workout" with the lender. This means that the lender may be receptive to looking at your financial situation and if you qualify, they may do one of several workout options.

They may recast the loan entirely so that you might go back to your original loan payment or do a new loan entirely. They may do a forbearance and add the payment on the end of the loan and allow you to keep making your payments.  There are options and if you qualify, you may be able to save your home. It is important to talk to the lender and to stay in communication. Lenders are now considering doing a short refinance. Lenders are realizing that a better solution is to help you stay in your home. Ask your lender if they will consider a short refinance and work with you to keep your home.

If the lender is not willing to consider any of the above options, then we would be glad to help you consider your options. There are now consultants that are working with homeowners to negotiate with your lender on your behalf. If all else fails, then we can help you determine if you will qualify for a short sale. Keeping your home is the highest priority.

If you would like to learn more about your options, please visit our website at: www.ShortSaleSpecialistsGMAC.com.  We have built this website to help our clients learn about their options. If you cannot qualify for the "workout" options with your lender, you may want to consider a "Short Sale".

A Short Sale is when we get your home sold and present the lender with a strong and solid offer from a qualified buyer. It is in the lender's interest to move forward and accept this offer, rather than foreclose on your home. It will costs the lender much more to foreclose and then sell you home in today's market. In order to do a Short Sale, we work it out so that in most cases, YOU DON"T PAY THE COMMISSION OR CLOSING COSTS. YOU DO NOT HAVE TO HAVE GOOD CREDIT FOR US TO DO A SHORT SALE.

By accepting this Short Sale, the lender is better off and in most cases you are better off from a credit basis. You also are in most cases able to avoid deficiency judgments.

Call us today and we can help you determine if you can do a "workout" with your lender, or help you to determine if that is not possible. We can then help to determine if you qualify for a Short Sale.

We are here to help. Time is very critical and important in this situation. If you are two payments behind, we are close to receiving a Notice of Default and your home may likely be scheduled to be sold at auction. We want to avoid this.

If you have not missed any payments and you simply do not have options for a "workout", you may even qualify for what is called a "Short Pay Off". Some banks will consider this and it is even a better option on a credit basis.

Visit our website to learn more and call us so that we can help you. We feel it is important to be helping people in this market and in this mortgage crisis. If you have refinance options, we can also help you find a good mortgage officer to work with you on all your options. We have to try everything to save your home.

Educate yourself by researching on the internet. Go to www.Google.com and search on foreclosure and short sale.
