landI began showing land when I first became a Realtor up in Groveland, CA for Sugar Pine Realty, GMAC. I was hired by Bob and Shirley Lint and as a new agent, I expressed some interest in learning about land and being able to work some land deals. So Bob, smiled and said "Let's go for a ride". Well what a day we had. We left about 10:00 and he drove this nice caddy....not a "low rider" but not a "four wheel drive" by any means. We had quite a day. He drove that caddy everywhere and he took me on a wide tour of the two areas that we did business in (Groveland and Coulterville). We cut through properties and dirt roads and creeks and just had a adventuresome day. At the end of the day....I was totally jazzed about land and ask Bob to work with him in continuing to learn about land and to be his backup. No one else in our office really did land but Bob. 

And so began my career of showing land. I drove out by myself quite a bit looking at land and learning where the listings were. I ran into some pretty funky stuff....but usually came back and told my office mates about what I had seen and was always surprised that they were not more interested. One property that I had to pass in order to gain access to another said on the gate..."this property protected by GUNS, DOGS, MINES". I finally learned that there were areas where marijuana was grown way back up in the forested lands. We would see where raids would take place and some large operations busted every now and again.

Bob and Shirley were in the office less and less, and I considered widening my area to include Coulterville. The lady that did land down there was leaving. I ask to meet with her and discuss whether she would consider referring her business to me. She agreed to do so and we discussed some of the key things that would be an obstacle for me...namely that I was not member of the community. The people of Coulterville only liked to work with one of their own. Her parting comment to me was don't forget to carry a .38 under the seat of your car and don't be afraid to use it. Most of the time, if you aim just over their heads....it gets the point across.

Uhmmmm! Well needless to say....I did not every really do any business down in Coulterville and shortly thereafter moved to Salinas and went to work for an independent broker. We did land there and I learned to work the ranchland listings. Very civilized indeed. I still work ranchland and I do show land here in Shasta County. Many of the same conditions do exist here....I trust my gut.....if it doesn't feel right....I back out or turn around. I don't carry a .38...however there are certain areas that I don't show.

The good side of showing land is that you can see beautiful country and you really get to know your clients. You are on adventure together and it really is fun. The result of helping someone find their dream property is always rewarding. I do advise my clients that there are areas that I will not go and show and that seems to work well. Some of my best clients have resulted from land sales. In the end, we have become more than Realtor and client....we have become friends.

Hi Jeanean, when the ole gut says time to go....we should listen.  Meth labs are a big thing here and they are located in some very nice neighborhoods at times.  Nice post.

Gary, thanks for stopping by and the read. It was fun to go back and celebrate working with some really great agents teaching me about land. We have also really made some good friends with our clients that bought land from us. There is that "trust-you-gut" element in our business and you need to listen to it.....in all the areas where it may apply.

Many folks will disagree with what I am about to say. Go Figure :)

Having been in this business for so long I learned the .38 is a must.

Too many weirdos in our part of Florida nowadays.

My .38 is my equalizer. I am a very small woman and need another way to protect myself for I do not possess brute power :)

...And anyone woman showing land alone needs a weapon. That's the part folks don't agree with :)

TLW.....I think I agree with you....I don't show land alone....David always goes....but people do harm to couples....same as they do individuals. We're to the place in our lives where our business seems to be steady enough that unless it is a cherished client....we most likely will forgo land.....not the ranchlands....but land. I have good radar and instincts....but better that it's backed up with that .38!

HI Jeanean, interesting story...

 

Here is mine,,, I go to meet a client of mine at a piece of land he had seen driving by... I get the MLS sheet and go to the prop. I get there there is no sign, Fred my client said... Hey Leo the sign is laying on the ground and I had already seen most of the land, let me show you around...So I get in his Lexus and we drive, it looks like a residential area with a river in the middle... To make it short it was a 7 acre prop and we drove for like 2min and he got stock in a swamp. Now what? I said to Frank I 'll go get my car because is an Audi A8 AWD.. so I go bring my car try to pull him out and my car sinks in the swamp... I smoke a cigarette and I'm getting mad,, it was around 7:30pm now is getting dark. We see a house about half mile and we go to get help... We get to the house and 3 men come out the house with shot guns and tell me to get off there property.. I say I am here to show a piece of land for sale,,, The old guy says there is no land for sale and to leave and come back tomorrow ... I say to Frank I got a 80k car and his Lexus is about 60, are we going to leave 140k in cars on somebody's property and leave....so I called the cops and AAA, to tow our cars... it took them 3 hours to tow us out and than I find out the the land was not even for sale the use to be across the street from where we were and perhaps kids put it there...

 So there is my story about showing land
