DVC owners- can you help please?
Hi All,
We have been looking into becoming DVC owners for 2 years now, and never quite taken the plunge!! Hubby keeps saying we will not want to keep going every year, but we still do...........
Anyway we have started looking at resales again and I know this is a bit personal but are you expected to make an offer on the price that people are asking, like say you would on a house? or do you buy at the asking price?
If you made an offer for your points, roughly what did you offer below the asking price (%?), and is this why you have to wait for Disney to ok the deal?
Hope the question is not too personal? But I don't want to look daft if we make an offer and your not supposed too!!
Any tips greatfully received. Might have finally won, (having booked again for Aug. going to Saratoga Springs), hubby finally coming round to my way of thinking

you are welcome to make an offer, but we just paid the asking price as we were quite happy with it. If you offer too low then Disney will ROFR it and you will lose it. if you look at resale listings then you should get a feel for what is the appropriate price for the resort you are looking at, and I wouldn't go much lower than the cheapest listings you see as that's when Disney will step in. You will see a range of prices for a given resort, because people will pay more for banked points, and less for a stripped contract, but you should get a pretty good feel for a suitable range from viewing listings.

Many thanks for that. I like Boardwalk, hubby likes Saratoga Springs, also Wilderness Lodge.
From what we have seen SS seems the cheapest, so we were thinking of may-be buying there and then trying to book the others if we can. To be honest I'm happy at any of them!

My view (and everyone who owns has a different opinion on this), is that you'd be better buying at the Boardwalk or Wilderness Lodge, as Saratoga Springs is pretty big and you'd be unlikely to struggle getting a booking there at 7 months, but Boardwalk and WL are more likely to sell out. __________________

We only have a certain amount to spend (small policy ended), so my thinking was to buy as many points as we can with the amount available, as we have to go in the school holidays at the moment!
Do you have a resale agency you would recomend? |

It's not a bad philosophy, might be worth looking at Old Key West as well, they can be reasonably priced.

I've seen SS for $79 dollar a point which seems a good deal to me, we don't need banked points because we have booked for this year!
Oh! I think this is worse then buying and selling a house!! |

Just be careful that the cost isn't too low. You could see your ideal contract but if the cost is too low then Disney will buy it instead and you will lose it.
We are waiting to close on our SSR contract. It passed ROFL a couple of weeks ago! We paid the asking price of $83 a point as we were happy with that cost and the contract was perfect for our 2009 needs. We are wanting to go next year for 4 weeks and the contract we are buying has 230 points coming in June this year, so as we are already sorted for Dec 08 we are able to bank all of those and have double points for our big Aug trip. We are aiming to stay at Pop or similar on the weekends as the points costs are high on Fri and Sat.
But basically our contract should enable us to have a 4 week trip every year in Aug if we wish to.
We also used Kinn and Jaki and I can certainly recommend them. They are very friendly and everything is explained to you. They will also advise you on which points costs are passing ROFR so you can judge if you are going in too low. __________________

Thats exactly what we are hoping to do with the 33 banked points on our nearly bought contract! __________________

if it is SSR you decide on and depending on how many points you wants to buy (disney have a minimum) they are doing a good deal at the moment. They are offering $10 off per point and free developer incentive points. |

There is a current promotion on at the moment which gets you $8 off per point at AKV and $10 off at SSR so the price would be
$96 per point net ($104 - $8 incentive) at AKV $94 per point net ($104 - $10 incentive) at SSR
Also if you could get another members name as a referral you would also get a one time bonus of 100 Developer's Points. purchase 110- + vacation points and receive 100 complimentary vacation points plus receive a minimum credit ofo £8 per point. $104 less the $8 = $96 if re-sale is $79 you would be cheaper going re-sale

Hi Catlady! I too bought from Kinn & Jaki and can't recommend them highly enough. I should think that they would be able to advise you on how much your offer should be and whether it runs the risk of passing ROFR.
I , like Bev think that you should consider carefully where you buy into and not just go with the "most points for your money" resort, UNLESS, you would be happy to stay there. I've read so much recently about people finding it difficult to get a resort , other than their "home resort" at the 7 month window. (Do you understand all about the 11/7 month booking window?)

I reckon that we were about $2500 less for our resale purchase than we would have been buying the same number of points & resort directly from Disney. Another plus was that our contract had almost all of the previous years points banked ie unused. Downside to resale? It took 7 weeks start to finish. Not much of a downside in my book.

Another of Jakki and Kin's happy customers here.
We knew we wanted to buy into the Boardwalk and kept watching for the right package for us to become available. We offered the asking price and everything went through very quickly and easily.
I'd also advise you to buy into the resort you wish to stay at, especially if it's one of the smaller ones.

The links to the photos were really useful (thanks Les13), as I haven't seen inside all the DVC sites on offer.
We hope to find the right package for us, which I think will have to be resale even with the discounts, although I love the idea of Animal Kingdom I have to say.........as it's my fav. resort hotel!

I'm sure you are aware of the annual dues. Just keep in mind they will cost you $1000+
The studios at Saratoga arent nice. They recvd uniformally poor reviews on TA and expedia. I hope Jaki will steer you to the right options if you choose to purchase. |

I really wouldn't take any notice of the reviews on TA. Those people moan if their Mickey soap isn't left at a 90 degree angle to the sink!
We are very much looking forward to staying in a studio at SSR. We are used to staying at Pop and All Stars and are perfectly comfortable there. The studio at SSR is a bit bigger so we are laughing! __________________

That is so funny Leanne and perfectly true
We've just passed Disney's ROFR on 210 points at OKW. We are purchasing through Jaki and Kinn here on the Dibb. Everything has gone really smoothly so far. We offered $2 less on the asking price and it was accepted straight away. The main plus for us is that we have a whole year of points to bank to use on our hols next year.

Well I thought the studios were lovely, they may not suit everyone size wise but then if you needed a kitchen etc you would need to look at the bigger unit. to say they aren't nice is a bit strong. |

Out of interest have you actually stayed on a studio at SSR?
SSR is my home resort mainly because we bought directly through Disney last May and they had a good promotion on for SSR at the time. We liked the resort and would be really happy staying there if nothing else was available. Incidentally for my July / August trip we have 2 weeks at SSR and 1 week at Beach Club all in a 2 bed and we had no problems getting availability at BCV in August at the 7 month window. In fact we could have got any of the DVC resorts.
I have stayed in a studio at SSR a couple of times now and I don't think there is anything wrong with them. Everything you need and very comfortable. Nothing wrong with the studio at SSR. Been there, done that. Beats sleeping in the back seat of your car. Ha. Might be crowded if you took 5 people (not supposed to anyway,) but we always have to remember that we are on vacation and not planning to "make it our permanent home". Most of the time you are out enjoying the attractions and only sleep in the room. Was big enough for me and my husband. Grandma Jaki |

I think I offered about $3-$5 less than asking price and it was accepted. You run a risk if loosing out on the what you want doing that though...Disney has the First Right of Refusal, and if they think the offer is too low, they just buy it back and you loose out on the one you placed your offer on...That happened to me initially when I first made an offer...Disney apparently didn't like my offer and I lost out on that particular one.....The next one that I made an offer on, I made a lower offer, but not as much as a cut as I had before. Disney did not refuse it and the owners accpeted it so I got it...You can make any offer you would like, but if you are in a hurry to purchase, you do run the risk of loosing it, then its back to square one to start another offer again...research the trend of sales and see what is likely not to be kicked back to Disney and go for it....all the owner can say is no...
