While I used to spend a lot of time in Downtown San Diego as my office was located there, it has been awhile since I took a look at the housing market in detail. After some research it came as a bit of a surprise to see that like most other areas of San Diego County, Downtown has some bright spots, especially on the buy side. Certainly inventory is plentiful with nearly 600 condo units available according to the local MLS. And that means buyers have premium inventory to choose from. New developments are offering some good incentives and prices are trending down...again favoring buyers.
In looking at the quartiles listed in the report below it is interetsing to note that the least expensive 25% of homes on the market are pretty much the same size and offer similar ammenties as the next highest priced quartile. But you can get the less expensive unit for approx. $150,000 less! And the less expensive units are actually newer with a median age of 6 years compared to 18 years.
