My Sellers Aren't Desperate!!!!!!!!!!!!!!

 Ok..so maybe money isn't growing on our palm trees right now but that doesn't mean that every home seller is desperate!!

Thanks to the media and loose lips, the offers coming in aren't even close to reasonable! I take pride in carefully pricing each listing. I believe in negotiation but something has simply got to give!

I understand the "market correction", I take it in to consideration when carefully advising my clients during the pricing process. It pains me tremendously to see agents (and of course some are simply messengers) writing offers that don't even make sense!

As a buyers agent, I can't imagine advising a client to attempt an unrealistic offer, even in a "buyer's market". I would feel as though I was wasting their time and giving them false hope.

 Is there anything we, as agents,can do to educate the public on the difference between "motivated seller" and "home for free!!!!??????"

You just said it.  "mr./mrs. buyer the market today does have some great deals, however they are far and few.  What we have here is a local moarket driven by local forces, notnational.  Here we are getting_____% of sold price to list price.  Here we are selling our homes in ____ days on the market.  I will be glad to offer what you would like, I just wanted you to know the National media has not been here becuase we still have a great market and that does not make news!"

Short of the NAR running ads that the market is still reasonable?  It seems like the buyers need to be told no by sellers enough times and then tell their friends that the sellers arnt giving homes away.  This is gonna take awhile I fear.  I tell all my buyers at the first meeting "I represent you and I will get you the best deal possible but you are NOT stealing a house in this market."

That is a great question.  We try to educate our buyers by providing them with a Buyers CMA showing what homes of that type in the area are currently selling for.  We do our best to explain that buying a home must be a WIN-WIN situation for both the Seller and Buyer in order to complete a transaction successfully.  We also explain that by writing a low-ball offer on a well priced home will only create a more difficult situation in negotiating.  The seller will become defensive and if it is really the home they want, then they need to be realistic in their offer.

It doesn't always work, but it prepares them for the rejection that they will inevitably receive with an unrealistic offer.

David- Thanks..I do a complete CMA on every purchase and would NEVER waste my time on an offer that just isn't feasible....

Cheremie,  Interesting post.  Doesn't it seem that the offers you refer to from " Bottom Feeders "  are on the opposite end from the seller who takes our suggestion as to list price and then adds $100k ?  Both are equally frustrating and equally unproductive.

Hi Cherimie,

Personally I screen my buyers and I will not work with anyone who in my opinion is unrealistic. This is the nice part of owning your own business, YOU get to choose who you work with and who you don't...... I do not have time to waste on bottom feeders and I make that quite clear right up front. I sell investment property and believe me in this end of the biz there are plenty out there that consider themselves sharks. I don't want these people as my clients cause i know when it comes time to sell they will be just as hard to work with, just in the opposite direction. These people are simply stress inducers... just me thoughts...

Cherimie, this might sound too simplistic.  Imagine that there are on average 38,400,000 people moving each year.  There are about 3.5 million licensed associates in this country.  That works out to about 11 moves per associate per year.  Therefore we only have to convince maybe 1 customer per month about the true market conditions of our localities nation wide in order to achieve a turn around.  Not too daunting after all, is it?  Of course the totals include rental moves also.  Now, we can't rely on all associates to make this type of sacrifice, so only REALTORS will be able to accomplish such a feat.  The workload has now doubled for the 1.8 million REALTORS.  I'm exhausted all ready, how will I ever be able to make those 2 connections each month.  I'll try harder!

Cherimie,  I have two adjacent lots listed for a total price of $214,000.  I got an offer in at $140,000.  You're right, the buyers were told that there are some good deals out there, but that was a pretty embarassing low-ball offer I had to present.  Gotta present 'em none-the-less.
