A Home Stager Wears Three Basic Hats

Handsome Prince

Doctor

Marriage Counselor

Many Sleeping Beauties (builder’s models, spec homes, houses which have never been occupied) lie in wait for the kiss of the Handsome Prince to be animated and brought to life.

Then there are the Patients (vacant properties which have been lived in) which need to see the Doctor in order to have their scruffs and scrapes repaired and mended, to be brought back to vitality.

Married Houses (occupied residences) are those abodes which must “continue to be lived in” and at the same time “be on the market.” The Marriage Couneslor will be able to show the two parties, Mrs. Occupied and Mr. For Sale, how to live together in peace and work toward common goals.

What about the fairy godmother, changing all those pumpkins into golden chariots!

Yvonne ~ I love your analogy using the "three hats"!  I believe you nailed this down well!

02/19/2008 02:06 PM by Kathy Passarette, L.I. Staging/Decorating (Creative Home Expressions)

Haha Sharon, you are right. Sometimes we must find very inexpensive ways to wave our magic wands. Do you hear that music? Thanks for the giggle.

02/19/2008 02:29 PM by Yvonne Root Northern Arizona Home Stager (rooms b.y. root)

Kathy, Thanks for the confirmation! I appreciate your input so much. We do, in the end, wear many hats but these are the basic ones; don't you think?

02/19/2008 02:32 PM by Yvonne Root Northern Arizona Home Stager (rooms b.y. root)

Yvonne, Very cute and true! Each hat has it's own challenges and solutions!

Thanks,Leslie

02/19/2008 04:06 PM by Asheville Stagers- Leslie Godbold (Asheville Stagers - "We do more than make pretty places!")

Thank you Leslie! You are correct; there are different solutions and strategies for each of the types of houses which will be staged. I'm so glad you dropped in!

02/19/2008 04:23 PM by Yvonne Root Northern Arizona Home Stager (rooms b.y. root)

And don't forget your "performer hat" you use so well in front of the Realtors, Yvonne!

Yvonne - you could do a whole series on the different hats we wear, couldn't you?  Have you ever had a pastor preach through a book of the bible and take several years because there are so many fine points to cover?  It would be like that....

We'll consider this a quick over view. ;)

02/19/2008 05:31 PM by Kimberly Wester - NW Indiana Stager (Details Staging and Redesign)

Kathy R, Oh ho, now I'm back to giggling again. I'm worried that hat might end up looking like this

jugglers hat

Even though we are jugglers it might be difficult to show up for a job with this hat on; don't you think?

02/19/2008 06:24 PM by Yvonne Root Northern Arizona Home Stager (rooms b.y. root)

Kim, how funny that you mention that. I really thought about doing just that. And, yes, I have had pastors preach though a series which took longer than a year. Have you had a pastor take three weeks to do the exegesis on one verse?

Perhaps I'll expand on these hats a bit in the next few weeks. What do you think? Oh, BTW have you ever needed this

hard hat sign

at one of your home staging projects?

02/19/2008 06:32 PM by Yvonne Root Northern Arizona Home Stager (rooms b.y. root)

Hey Bevin, you sneaked in on me there. Thank you for the great support of my description. Aren't we home stagers a fun and crazy bunch?

02/19/2008 06:35 PM by Yvonne Root Northern Arizona Home Stager (rooms b.y. root)

Yvonne - I haven't had 3 weeks on one verse that I can recall, but I did have one pastor get through the first 12 chapters of Acts in just 2 1/2 short years. Then he left for Zimbabwe and we never reached the end.  It's pretty bad when your guest speakers announce they will NOT be preaching from Acts and the crowd cheers!  LOL!!

I have needed hard hats on staging projects and on occasion exiting the side door of the delivery trailer... oooh!

02/19/2008 08:36 PM by Kimberly Wester - NW Indiana Stager (Details Staging and Redesign)

Terry, haha, just think, there is no way to have toooooooo much fun or be to clever; right? Thanks for such a kind comment.

02/19/2008 08:48 PM by Yvonne Root Northern Arizona Home Stager (rooms b.y. root)

Kim, Now I am laughing out loud! I know exactly what you mean about the cheer concerning the cessation of a topic which the speaker finds much more profound then does the audience.

Well yeah, if OSHA were to follow me around they might find it necessary to begin an entire new division dedicated to the lady-who-has-hole-in-bottom-lip and  lady-with-no-conscious-awareness-concerning-numerous-three-corner-tears-in-clothing as well as lady-who-finds-numerous-bruises-scrapes-and-cuts-in-extremities-as-well-as-torso-following-peaceful-walk-in-park.

Yvonne,

We here at All In One Staging & Redesign wear the occupied hard hat pretty well with all the practice we get.

We just closed a deal with a new mortgage company last week who is going to include our handouts in all of their packages they give to their clients and the builders that they work with, so we are hoping to wear our Prince & Doctor hats again soon.

Great Post

Good deal Brian. You know it does take different skills and different approaches for these various types of home staging projects. Just remember which one you are wearing at any particular time and all is well. Except maybe that hard hat job. :)

02/19/2008 09:20 PM by Yvonne Root Northern Arizona Home Stager (rooms b.y. root)

Yvonne - "Hat's off" to you with this one.  Or, I guess I could say, "I tip my hat to you"! ;)

Niiiiiice job with the analogy

very clever.  got to thinking though . . .  have you ever noticed how many hats you must wear in between wearing those hats to pull it all together?

oh, I am so tired!  Think I'll finish my coffee and go back to bed.  Oh, can't . . .  have to speak this morning, prepare a bid by noon, stage (Doctor's Hat) this afternoon and work on taxes this evening.

Janis, thanks for stopping in and for the nice words! You are right, these are the three ways we break down the thinking so we know how to approach each project.

02/20/2008 05:58 AM by Yvonne Root Northern Arizona Home Stager (rooms b.y. root)

Good Grief Karen, Now you have made me tired and I haven't even been awake an hour! You are so right! People may think we have these trucks and trailers to haul around inventory -- they are wrong -- we use them to keep track of our hats!

02/20/2008 06:01 AM by Yvonne Root Northern Arizona Home Stager (rooms b.y. root)

Yvonne, have you ever staged with hats?  For one of the class projects we did last fall, some fellow students used cowboy hats to accessorize a wall.  It was unique.  If I can locate a photo I will send it on to you.

We did end up with a few hats in this closet. Not as many as there had been before. :)

This 3 and a couple more made the cut. I think a wall display would be fun. I would love to see your photo Cheryl-Anne.

Yvonne, what a great analogy! Fun and true. I need to learn more about staging...I just sell whatever it looks like. It could sure make my job easier. Nice meeting you! Later in the rain~Deb

02/20/2008 11:18 PM by Deb at Brooks Prime Properties

Deb, Thanks for the encouragement. Perhaps you know more about staging then you think you do. You are so right, one of the delicious benefits of home staging is it does indeed make your job easier. I'm really glad you dropped in!

Yvonne:  Creative way to write about the way you have to adjust to the status of a property.  I like the comment about the hard hat.  I think we all need a very sturdy hard hat at a times.

02/23/2008 02:52 AM by Donna Yates, Georgia Realtor North Georgia Blue Ridge Real Estate (Mountain Investments of North Georgia)

Yvonne

As promised, here is the class project "hat wall".  Sorry it took so long - had to obtain it from the class trainer and then figure out how to insert it into this comment.

03/09/2008 06:05 PM by Cindy Bryant~Houston's Home Staging & Home Stagers By Redesign Etc.~RESA~ASHSR (Redesign Etc., Inc.-Texas)

Oh Cindy, that is fantastic! In truth there is quite a bit of psychology involved in helping home sellers transition from home to house as it becomes once again a product which needs to be sold. Thanks for dropping in!

03/10/2008 08:42 AM by Yvonne Root Northern Arizona Home Stager (rooms b.y. root)

Thanks again for a fun and informative post Yvonne. That's a sure sign of a good educator, keeping the audience engaged and educating them at the same time. Bingo you always hit the mark!

03/10/2008 09:08 AM by Redesigned Spaces~Cynthia Bartch ~ Home Staging & Room Redesign in Georgia (Redesigned Spaces )

Cynthia, Thank you for always being a great encourager. Because our particular market is still in the education phase I hope I can live up to the "good educator" name you have tagged me with. I hope all the classes I took about how to educate will pay off for me and the other home stagers in our area.

03/10/2008 09:38 AM by Yvonne Root Northern Arizona Home Stager (rooms b.y. root)

Yvonne, great way of expressing yourself. In most any business there are several hast to be worn. I think the key is to remmeber to take one off before putting on another.

03/10/2008 09:46 AM by Steve Hoffacker - Real Estate Sales & Marketing Consulting and Strategies (Hoffacker Associates)

Oh gosh, Steve, you have given me such a great visual of someone with hats stacked atop his head. LOL You are, of course, right. If we try wearing too many hats all at the same time we will indeed find ourselves in trouble. I appreciate your insight into this subject. Your area of expertise gives you excellent understanding on this very subject. Thanks for the compliment. I appreciate it.
