The secret to selling your home is no secret: It's all about appealing to buyer's senses! Below are a few helpful hints that make a big impact.
Open or remove all dark draperies. Clean the windows & let the light shine in. Turn on all lights in every room no matter what time of day. This projects warmth and welcome.
- Eliminate all distractions. Take your children and pets out of the home, turn off TV, and keep music soft during your open house showing. Possible buyers are more at ease when they are not disturbed or sidetracked by noise.
Your dog or cat may be yours, but not when showing your home. Keep all pets out of the way and not underfoot.
Do not cook fish, bacon, or other odorous foods within 24 hours of showings.
Loud music or a loud television set interferes with conversations. Soft, classical music is soothing and comfortable in the background. Some sellers even have an apple pie (it can be a mini-pie) baking in the oven just for the scent of home cooking.
Clear the Clutter. Keep stairs and hallways clear. Everyone loves big closets, and they will look bigger by cleaning and organizing them. Get rid of old clothes and storage boxes.
Bathrooms Really Sell.
So make your bathrooms sparkle. Clean stained sinks and toilet bowls. Repair leaking faucets and running toilets. Make certain all light fixtures and exhaust fans work
Give the potential buyers spac e. Let the potential buyers take the lead and you follow a bit behind. Let them enter a room as you wait in the hall. This way they can discuss anything between each other with ease and you can answer any questions they may have.
Never apologize for household evidence that you live there. If you are uncomfortable with something or feel that your home does not look perfect during the showing, just explain the situation to the potential buyers. They will understand and will appreciate your honesty.
It's not a garage sale. Until you have sold the home, don't try to sell the items. This can be overwhelming to the potential buyers.
Potential buyers are there to inspect your home. Don't try to gain a friendship. Let them move freely through the home with ease.
