Many people have experienced a home sitting on the market that is not selling. I will outline a basic tool for understanding what is going on and why. This does not take into account your market or location the home is in. But can give you a great way to see what is happening.
1. Your getting no traffic. This is usually one of three things. Price is not even in the right range, condition is poor, or your home is not being marketed better than your competition.
2. Getting a little traffic but no offers. Price is a little to high, Condition can be improved like some home staging, or home is being poorly advertised, bad pictures, not in enough places, or the ads look bad.
3. Getting good traffic but no offers. Your competition is beating you. They are going to your house and fogeting it or buying another home that is better priced or in better condition for the money. Your in constant 2nd place. This comes down to yes lower the price, stage the home better, or produce better marketing if the price is right and staging.
Bottom line. Lowering the price will always move you closer to an offer. Even homes in bad condition will sell at the right price. Staging the home is making sure you are getting the most out of what you have and also helps you beat up your competition. Remember you home is one on a list the buyer will see. The key is to be the one they will buy. If you do the staging to maximize what you have and it stil doesn't sell, then you need to reduce the price.
The last thing to consider is if your agent's marketing plan is getting the message out about your home and it's condition then you need to have them change or get a new agent. We let our clients out of their contracts if they are not satisfied this is a must if you haven't worked with the agent. You don't want to be locked in, knowing the problem an not being able to fix it. The quality of the marketing makes sure one you have the price right and staging that your home will look better than the competition. All 3 of these things in one combination or another are why your home is not selling.
