Dear Concord, New Hampshire Buyer,  realtor angles

  Educating Buyers on Agency, Explaining what they can expect from me - depending on the Relationship they choose - and working on and within that Relationship....is a major part of my job. It is arguably the most challenging part.

  Sadly (for us Realtors) in many cases we (myself included) neglect to educate our Buyers on their part in Agency in regards to us. In other words...what we expect from them.

 The list isn't long but in my opinion...it can make or break a good working  relationship.

  How To Be The Perfect Buyer

  • Never go to see a property on your own and if you must go to an Open House without me, hand out my card and explain that you have representation 
  • Communicate. communicate, communicate...this by far is the most important! You need to tell me what you're feeling and thinking of the process as we move through it. It should be fun...but won't be if you stress and let something fester
  • Be honest with me...I'm on your side!

  • Any changes that may affect your financing before we close....tell me about them so that we can attempt to resolve BEFORE we get to the table. Remember, I'm on Your side!
  • If we are at a showing where the Listing Agent is present, be friendly but keep your emotions and personal information in check....many a contract negotiation has been compromised by an inadvertant slip of the tongue!
  • Be on time to showings if we are meeting there! Remember there are other people there who have schedules to keep...and good feelings during negotiation...go further than bad.
  • Lastly...but not leastly...stick to the plan and stay focused!

Yes, we're on their side!  It's interesting how some buyers are still fearful and see us as the enemy when really we are an ally.  I think once a buyer gets through a successful purchase, they realize the process and how their agent is their friend in the transaction.

Joan, When you work so hard for someone, I'm surprised that some don't keep the lines of communication open; I'm glad you spelled it out for them.  You and your buyers are a team and should be able to discuss anything, you're there to help them through a difficult process.

Joan - Great list for all buyers. Communication is paramount in any partnership and I remind my clients throughout the process but it may be a good idea to have it spelled out in black and white for them too. Thanks.

Hi Joan:  We have something like this in our presentation to our buyers.  It is on rare occasion that we will run out and show a property.  We invite our buyers to a "free" initial meeting/consultation.  Rarely does a buyer say NO.  It usually ends up being a good 1 to 1 1/2 hour meeting -- we both discuss our roles and expectations.  It is well worth the time and I wish more agents would learn these skills - it really makes everything work so much more smoothly.

Another visit to you my friend! Joan this is so great and how funny to read this tonight after a great conversation with my lender and a new agent. We discussed that sometimes it takes a reminder many times throughout a transaction to buyers to NEVER, EVER, EVER, buy anything or spend the money in your account until after closing, funding and recording. "But, but, I had to take my granddaughter shopping to spoil her with a $5,000.00 spending spree on my credit card because I only see her once a year".  Oh, that could be another blog!
