I need all of your expertise. Are ya ready? OK here we go. It is 4:57 and my secretaries are ready to walk out the door and I am the only other agent left. I tell you that there are no such things as coincidences. I am not here to argue with any of you. God is always working around us it's just that most of the time we are not aware of it. Everything happens for a reason. I truly believe this with every fiber of my being. The phone is picked up and the secretary answers (i say that it is someone selling their house) and low and behold it is a seller. For those of you (which is the vast majority of you) who don't know me , I like a challenge. So in fold most of my buyers are challenges. Thats fine because I sincerely do like that. So of course this seller is one in the same. He owns the house and his ex-girlfriend who presently has sole possession of the house is living it it without him.

He wants to sell and she by court decree has to be out of the house by April 15th. What all of my longwindedness boils down to is, yea I know another challenge, I am asking for most of your help in educating me and letting me know if I will be able to list the house and put it on the market before she gets out of the house. I think I know that of course I can list it but that is just my thinking I know it before I truly know the truth. It all depends on IF she is on the title to the house.... does she own it or part of it...if she does...she NEEDS to sign a listing agreement along with whomever is co-owner of the home.... if she is just livign there and the boy friend has the home in his name...he can do anything he wants to sell it......

Of course do NOT qoute me on this... your state may have specific legal intricacies to all of this...so i would talk to your broker on it..

          I thank yo for getting back to me as you are the only one at all that has responded back to me. I am totally shocked. I thought there would have been a dozen or so responses. She does not own any of the house. It is solely in his name.Thank you again and just before I sent this blog the other night I did in fact leave a voice mail to my broker and he had a few responses as well this morning when I checked my voice mail. Have a terrific evening and we will converse soon sir.
