  Educating Sellers on Agency, Explaining what they can expect from me  and working on and within that Relationship....is a major part of my job. It is one of the most challenging parts.

  Sadly (for us Realtors) in many cases we (myself included) neglect to educate our Sellers on their part in Agency in regards to us. In other words...what we expect from them.

 The list isn't long but in my opinion...it can make or break a good working  relationship.

  How To Be The Perfect Seller

  •  Remember..you have hired me to Market and sell your home! My opinion as to Value and Selling Price are based on my knowledge of the Market and your competition....please value and accept that opinion.
  • You need to act on any "staging' suggestions I may have such as personal clutter, curb appeal, or affordable sprucing up. It Matters!
  • Be sure your property is in good repair, don't hope something won't be found....consider doing a pre-sale Home Inspection
  • Disclose all you know about the property....no secrets!

  • Be honest with me in your motivation to sell.
  •  I also need to know your equity situation
  • Be flexible and co-operative on showings
  • When we receive an offer on your home....be reasonable and thoughtful...don't be greedy! The objective is to sell.

Joan  -- Do you have an enforcer on board.  Great blog -- I wish all sellers (and their agents) would read this.  Especially the part about not being greedy!  I am still seeing very over-priced properties.  I just don't get it.

Joni,

This is great stuff!  And we all know that the need for honesty by all parties involved is paramount.  But sometimes people (sellers mostly) will 'forget' to tell us something because they are either extremely private or embarrassed.  Sellers need to keep in mind that we are not there to judge them.  We are there to sell their home.  But if they don't level with us we can't do our jobs effectively.

Excellent advice for homesellers, Joan.  The ones who follow this advice end up selling quicker and for more money ....afterall, they put themselves in the professional's hands whom they hired to do the job!

Joan, This series is wonderful.  Wouldn't everyone love some 'perfect sellers'?   It's wonderful information to share, maybe some people weren't aware they weren't being good sellers.
