Educating Sellers on Agency, Explaining what they can expect from me and working on and within that Relationship....is a major part of my job. It is one of the most challenging parts.
Sadly (for us Realtors) in many cases we (myself included) neglect to educate our Sellers on their part in Agency in regards to us. In other words...what we expect from them.
The list isn't long but in my opinion...it can make or break a good working relationship.
How To Be The Perfect Seller
- Remember..you have hired me to Market and sell your home! My opinion as to Value and Selling Price are based on my knowledge of the Market and your competition....please value and accept that opinion.
- You need to act on any "staging' suggestions I may have such as personal clutter, curb appeal, or affordable sprucing up. It Matters!
- Be sure your property is in good repair, don't hope something won't be found....consider doing a pre-sale Home Inspection
- Disclose all you know about the property....no secrets!
- Be honest with me in your motivation to sell.
- I also need to know your equity situation
- Be flexible and co-operative on showings
- When we receive an offer on your home....be reasonable and thoughtful...don't be greedy! The objective is to sell.
