Over priced for the Listing

What do you do about those who over price a home just to get the listing.  I have come across listings that are truly overpriced and I just dont get it.  I guess they get the listing but, Who are we kidding?  Any thoughts?

Reading this, I thought of another way to attack it. Go to all the other homes in the neighborhood, introduce yourself, and say "If you are interested in selling your house, now might be a good time. You neighbor has theirs listed way to high, and it would give you the chance to be the most agressively priced in the neighborhood."

I know, maybe a little unorthodox.

Most sellers know what they paid, what they need to get, and that people will make low offers.  I had a seller that just would not follow the markets pricing.  They just would not take my advise.

Price get the job done and I guess I look at it two ways first are they realistic and just a bit high or way out of line if they are too fare over priced I typically say I can not help them at that price. however Motivation is a wonderful thing if they have to sell and you enjoy them I sometimes take a property a bit high with the understanding after they do what I tell them to do to prepare the home we need to agree to reduce the price on a regular scheduled basis.

Hi Gina,

The agents that take these listings know that after awhile on the market, the sellers will have to come down on their price because there is NO ACTIVITY going on.  I always tell my clients if they want to put the price on the property, they can ~ as long as they are not really motivated...but we will know within 2 weeks of being on the market, if the price will have to be adjusted.  It is as simple as that.  If there is NO ACTIVITY ~ It is always the PRICE or LOCATION!

Lu - I know it can be hard, but if they are too over priced and will not listen to your advise and knowledge, do you really want to carry the listing for 6 months or more with the cost of advertising and then the possiblility of them saying "well we used **** and he could not sell it".

May be better to walk away and keep an eye on it for expired, or you may find in 6 months they will ome back to you and ask you to list thier house, because you told them the truth.

Yes, I know it doesn't pay the bills, but it doesn't cost alot either.
