Titles of BLOGS have been discussed readily; page titles of web pages are of equal importance. Powerful page titles can improve your results organically and can also encourage a user to click your link when it is viewed with the remainder of the "top 10".  Remember every time a search is run on search engines like Google you are must stand out among the results to entice a person browsing the web to actually click on your Writing Web Page Imagewebsite!

For those newer to creating their own pages the title is not what is displayed to the user on your page.  It is what is displayed in the top most portion of the web browser.  If you are going through to edit your pages you will find it within the HTML tag of <TITLE></TITLE>.

So what are some rules we should follow to ensure that our page titles end up helping our page and have users clicking away?

Here are some rules that we can follow:

  1. Use a keyword, but don't be stuffing! - Take the time to really focus on what your page is about and get that keyword at least once in your title. Don't just stuff keywords separated by comma's hoping to beat the search engines and show up on all of those keywords as it just won't happen.
  2. Keep it to 65 characters if you can - this will enable your entire title tag to be displayed in the SERPs of Google.
  3. Have unique Page titles on each and every page - I know this sounds obvious, but too often real estate professionals get a bit on the lazy side and use the same page title for each and every page.  Major mistake!
  4. Ensure your page title is actually focused on the content that is on the page - This one should go without saying, but if you get that visitor to click your title because you make an outlandish offering, they will just quickly go back to the results page. Focus your title on what is there on your page.
  5. Avoid using symbols - Using characters like "**" or "|" to be creative may look cool, but it doesn't give you any benefit for your real estate SEO work.  Characters are valuable so don't waste them on symbols.

Properly written titles are one of the biggest ways you can impact your presence in the search engines so take some time to think about them on each and every page you create. The time will be well spent when you see yourself in the top 10!

James,  Thanks for the great info.  Didn't understand the reason to limit the number of characters.

Tina,

Wonderful, I am glad you are going to go through your titles. It definitely helps as you can see some great results.  Remember if a page is already doing great in Google (top 10 result) be careful with your changes :)

Excellent advice.  I'm guilty of the keyword stuffing, but I'm coming up 2nd on the prime search term and I'm afraid to mess with anything.  The last time I modified my page title, it took weeks to get back on page 1.  Your thoughts on that???

Margaret,

If your page is already coming up I would probably just leave it alone :)  It's the pages that have not gotten the results you are looking for that I would put the time into changing.  I hope that helps.

Ok I spoke too soon- where do I find the page title on my web site.  Since I use a canned program advanced access, do I not have them.

02/22/2008 11:06 AM by Judy Greenberg- (847)602-5435 Buffalo Grove/ Long Grove (Coldwell Banker Residential Brokerage)

Judy,

I believe advanced access allows you to change them as well yourself.  If not though, I know one of our coaching clients just e-mails them new pages and new page titles and they change them for her.  You just have tell them what you want on your page titles :)  I hope that helps.

I will point out that, although Google, Yahoo etc. do not appreciate or reward excessive use of symbols, and excessive use of symbols tends to scream "I'm just a big spam/knockoff site", sometimes a symbol or two can help separate you from the pack...every little bit counts.  This is especially true in markets where competition is fierce over a limited number of keywords/phrases.  We've been experimenting with our clients some very conservative and only necessary use of symbols - and it does seem to help.  If you get a list of search results where the first 3 words of everybody's title tag is "virginia real estate", for example, a well-place symbol or two (kept within the very core ascii character set), helps draw the eye towards your title, vs. the others.  At this time, Google's ambivalent towards minimal character use, Yahoo and MSN like it less...so use only when it really would help.

Kelly,

I certainly agree that using symbols should be done sparingly.  They don't provide much help as far as your position so using them sparinlgy is most certainly recommended :)
