Is the market really as bad as the media continues to report?  Well I decided to do a little comparison of my own I pulled from the MLS all the homes sold in Cedar Park, TX in January 2007 and all homes sold just last month January 2008 only in the city of Cedar Park, TX.  What I found is that NO the market is not much different this year than is was last year at least for my area I like to work in.  Here are the results -

January 2007 Cedar Park, TX sold 83 homes the range goes as follows

Low - 124's Med - 202's High - 499's

January 2008 Cedar Park, TX sold 73 homes the range goes as follows

Low - 110' Med - 249's - High - 469's

So there is not much difference in the volume sold.  However we do see a bit of change in the prices. I like the medium price it seems to have gone up a bit and usually the medium is were most buyers tend to be...
