You should have your own buyer's agent.  Somebody in your corner.  Somebody that is looking out for your best interest.  When you call an agent to look at one of their Michigan homes that they have listed, what do you think their priority is?  To sell that Canton home or that Novi home of course.  They want to sell you that home, they don't know what your needs or wants are.  They want to sell you that home they have listed.  When an agent lists a house their responsibility is to the seller first.  That is why you need a buyers agent.

A buyer agent represents you and you alone!!!  When you have a buyers agent they are going to fight harder for you.  They will pull comparables of the area to help you determine what price you should offer.  They are going to work for you even whatever the price you decide on.  They want you to get a home you want at a price you want.  If you decide that this isn't the house then the Michigan buyers agent will show you others.

Have you ever walked into an open house?  That seller's agent wants to sell you that house.  THAT HOUSE MAY NOT BE PRICED COMPETITIVELY,  IT MAY NOT BE EVEN WHAT YOU ARE LOOKING FOR, IT MAY BE IN A BAD SCHOOL DISTRICT, THE TAXES FOR THE CITY MAY BE HIGH.  That is why you need a buyers agent.

A buyers agent will sit down with you and go over what you want.  A buyers agent will go over tax rates in the cities you are looking at, they will get you information about the schools and neighborhood updates.  Sure a buyers agent wants you to buy a house.  But unlike a listing agent they don't want you to buy a certain listed house because it will make their sellers happy.  A buyers agent is working for you and you alone.
