Rick Callaham - Spokane Home Shopping Expert This is a simple understanding that many Realtors have but most of the home shoppers in Spokane and nationwide don't realize. Many Buyers drive around 'Just Looking' picking up flyers and peeking in windows speculating about the homes. Many see a sign down the street and turn around to go take a look.

The problem with this is that people think that if there is a sign and brochures it must be fore sale. I mean the sign says for sale. I get these calls all the time from my clients. They were driving around and saw a sign and want to know why that home wasn't on our list, or want to go see that home.

Real Estate Signs Lie I pull it up on the computer and it already has an offer on it and isn't available or is sold. Many Realtors won't put a sold sing until the last moment. Sometimes they wait until the last week when it's been sold for 3-4 weeks already. You drive by and then call the agent who will try to pick you up as a buyer or you'll tell your Realtor and they will tell you it's sold over and over again.

I know, I tell my clients this will happen and they do it anyway and after I look up a bunch and tell them they are sold they just work with the lists of active homes I give them because they realize those signs lie and aren't really for sale. This is just another tip that will save you time and frustration when shopping for a home.

Out here in my area, Agents LOVE to put up an under agrement sign or sold sign!!  They feel that it gives positive energy for people to see that homes are selling.

I find agents are also not updating the MLS systems. I'm always calling about properties that 'just went under contract'.......

I have to be honest - I leave my sign up.  I generally have it down on closing day but I have to admit I have found new clients by leaving it up.  Thanks for the posting and good luck.

Because of the things that can happen after the house goes under contract, I agree with putting the SOLD sign up after the walk-through.
