Good afternoon. Today I will be touching on the subject of market conditions for the Gresham, Oregon area.  These numbers are based on January 2008 numbers.  First off let's look at the average market time for Gresham.  It was 80 days which means you home will take an average of 80 days to sell.  Next thing to look at is the average sales price which was $249,600.  There were 1,022 listing on the market and 360 new listings went on the market.  The appreciation rate was 4.4%.  This gives you a general idea of what the market was like for that area.  Things are constantly changing but there are a few factors that will help get your home sold quicker.  In January, I sold a home in 8 days.  Why?  The home was in good condition which helped it show really well and it was priced correctly.  That added with a good location helped the home sell fast.  There is a buyer for every home, so why are some homes not selling?  Chances are the home is either over priced or needs some simple work that hasn't been done to the home.  There are also things like advertising and the words a Realtor chooses to use in the advertising.  There are certain words to use and certain words to avoid.  I wrote about this in a previous blog and encourage you to read it.  It is titled, "How Much Is Beautiful Worth?"  Enjoy your day.
