Last week I talked about being serious if you really want to SELL your Palm Beach Gardens real estate-

Today I'm going to go over the other side of the tranaction - Buying - and try to cut through some of the BS that is slowing down the whole process.

Many people have recently written about how real estate needs to be looked at LOCALLY not NATIONALLY

When the media talks about how bad real estate is on a national level they are doing a great disservice to everyone - the AVERAGE is one thing, every city needs to be looked at individually.

There is quite a bit of real estate for sale in Palm Beach Gardens - are there some great deals available?  Absolutely!  But this is not Forclosure Central.

Since the beginning of the year the number of Buyers that I'm working with has increased, the # of showings on my listings has gone up and the number of offers received has increased also - just as predicted, BUSY SEASON is here.

The biggest current problem as I see it is that the average person has been convinced that every home can be bought for pennies on the dollar and that wastes their time, the Sellers' time and the Agents' time.

 

Why is this?  As I already said, there's the 'national vs. local' misunderstanding and then add the fact that too many people also neglect the difference between sellers who WANT to sell and sellers who HAVE to sell.

Marc, Sandra Cummings wrote a blog about an experience she had with some buyers today which fits right in with this.  Everybody wants a steal.

Marc, THis is a must read.  I can't tell you how many phone calls I get from people who want to get a pre-approval and then ask me how much lower should they make offers on properties.  They have been watching the news so they know!..lol  I tell them that each property is different.  They should speak to their Realtor to get solid advice.  I just handle the money.

Marc, I guess it must be frustrating, in a way, to have buyers come with preconceived notions about the market. I am glad to hear your market is still thriving! I would be curious to know where (what country, state, etc) your buyers are mostly from.

George - I just read Sandra's post- thanks for the link.  A lot of people are having similar problems-

Matt- Exactly- I love hearing 'well, i read in the paper that.....' then comes the verbal 60% offer!!  Ah, no.

Karen - Not thriving just yet, but certainly getting better!  Mostly from the northeast, but I could use a few more from RI!

I'll be at Hutchinson Island later next week, on a boat, though, so I probably won't be around your area. The talk around here is that Florida is a good time to buy right now! And you know people in the cold areas really want to be where you are:)
