At a recent meeting I had the opportunity to share with a few of our agents some very interesting website traffic numbers.  Numbers which in virtually every case, opened eyes when I presented the following.

First, ask yourself this question:  "Do you have any idea what the website traffic statistics are or have been for some of the latest industry real estate websites?"  For example, when I say REALTOR.COM, what do you think?  For many, it's money and cost...and for others it may be thoughts of it being the top site for real estate.

But...how many people actually wonder about true traffic counts?  Do you wonder how many people are actually visiting those sites on a daily basis? What kind of impact is there to the numbers?  Somehow, I doubt very many of us are thinking about those questions. 

Let's begin with a simple graph from an industry leader in website traffic monitoring, Alexa.

We will first compare REALTOR.COM, ZILLOW, and TRULIA.  Three of the current top well know sites for real estate information.

As you can see...Realtor.COM leads the pack.  Interesting enough...it seems by not too much, Zillow is on it's heels, but still, Realtor.COM is the leader over these three and has some bragging rights, none the less.

How about we back up 3 years?

Hmmmmm!  Well, what have we here?  When you go back 3 years you spot a very VERY interesting trend.  REALTOR.COM has been declining in this particular statistic (it's pretty much the same for RANK and PAGE VIEWS) and it appears that REALTOR.COM is actually starting to equalize with other sites.  In this case, you can easily make two significant arguments, 1.) You have virtual proof that competition definitely has an impact on your traffic and more importantly, 2.)I think we are beginning to see the equalization of how real estate information is seen online.  No one site appears to be a major player over the other.

When you look at more and more sites starting to share information, such as the recently announced Zillow agreement with Realogy, I honestly think you are now going to see a royal rumble with who can provide the best service to the consumer AND the agent from their website.   And between you and me???  That makes for a great battle for our hard earned money when it comes to deciding who we want to buy services from.  Will I spend it on Trulia?  How about Zillow?  Will Realtor.com continue to be the big player?  Great questions that make for great answers!

Now...on a side note, but in the same ballpark, I want to show the slide that literally had people rocking in their seats with "Ohs" and "Ahs".

Let's throw CRAIGSLIST.COM into this mix.  You have your listings on Craigslist right?  You're doing that for your customer, correct?  I'm sure you are....

...because if you are not.....let's just say, 'What the 'BEEP' is wrong with you!?!?!?!'  Simply put, if you are not taking the time to put your listings, FOR FREE, onto Craiglist, even though it's not just for real estate, you are absolutely short changing your client.  The sheer amount of people you may expose your listing too is almost TRIPLE the entire traffic of Zillow, Trulia, and REALTOR.COM combined!!!!

Still want more?  Have fun at ALEXA.COM and click on TRAFFIC RANKINGS at the top.   You can compare any number of sites and find some more very interesting stats!  Hint, throw YOUTUBE.COM into the mix and prepare to be FLOORED.

I do put my listings on craigslist. I  have a question though, are the numbers you have for craigslist for the entire site or just the real estate area.

Caigslist has a huge amount of content that has nothing to do with real estate, so if  you are showing the entire site the graph could be misleading.

Great information Nick. Your point that Craigslist is FREE with access to a large, active viewership is part of the a successful approach to utilizing every facet of online marketing available. It can be especially effective in large metropolitan areas where is has a huge following.

Terry - Yes, it's my assumption that the graph is for the entire Craigslist site and actually I did mention that Craiglist is more than just real estate at the end of my post.  My overall point was hit on by Mark, and that's the fact Craigslist is "FREE with access to a large, active viewership."

Craiglist traffic is estimated, last I checked, to be roughly around 7 BILLION hits a month.  That's billion with a B.  REALTOR.COM is around the 5+ MILLION / month range....that's million with an M.

Thinking about the difference between the traffic almost seems impossible, but due to the nature of Craigslist and all it offers, not just real estate, it is understandable.

The overall point about Craigslist and the graph you see, mainly comes from, again, Mark's point.  You have an avenue to freely distribute your listings on a website that potentially has the possibility to market to a incomprehensible range of viewers. 

I don't know about anyone else, but I'm putting my listing into a hat where 7 BILLION people visit every month....real estate related or not.

Great post Nick.  Do you guys have to post every listing individually on Craigslist or is there a way to bulk upload listings?  It's funny that you bring up those numbers because I received a call from our sales rep at Realtor.com yesterday and the cost of their featured homes package has now had about a 60% reduction in our area, and they will now do a month to month contract rather than yearly as before.  Hmmmm, maybe sales are off a bit at realtor.com?  I think we owe it to our sellers to expose their properties to as many potential buyers as possible.

Brian - To my knowledge there is no way to bulk upload listings to Craiglist.  Maybe there's a service or some ability that allows one to do so, but I don't know it.  I've seen some websites hosts, such as a company called BROADSPIRE.COM that if you have them create your company site, for a fee, they will upload listings to Craigslist and other sites.  I think it's only a broker package deal though.

You're my hero today.  This post proves a lot about the next generation of real estate.  I'm surprised at how many I've talked with that still don't get it!

It's very much a baby boomer industry (I love boomers, so that's not the issue ... just the business practices) in a gen x and gen y time.  Those of us who grew up with technology or boomers who adapt will see huge rewards in the coming years.  HUGE!  Think of us as Google before they really got big.

I'm looking for the next generation broker right now.  There are only a few nex-gen agents, but I still haven't seen a next-gen broker.  I'd love to be that brokerage, but I've got a way to go before I qualify to become a broker.

Thanks for the great numbers and insights.  I have posted to Craigslist and I have not had one inquiry come back to me.... even with Billions and Billions of viewers!  I'll keep doing it as it is a service to the client and someday, it will only take that one buyer to make all the entries worthwhile!

The problem with Craigslist the focus is not limited to real estate.  So if a person searched for a car, a social relationship, furniture, golf clubs, old comic books, art, collectibles etc...they all show up in your numbers.  It would be a much fairer comparison if you could segregate the real estate aspect of Craigslist alone!

Jim - The relevant traffic comparison between the sites was not my direct point, but with 7 BILLION views a month, it wouldn't surprise me if the total Craiglist real estate searching, across the board, was in the millions, if not hundreds of millions.  The sheer number of daily and monthly hits puts the real estate aspect definitely within reach, I would assume.  You've got to be crazy to not want to take advantage of that, especially being free.  That's pretty much my point.

Besides that, again, one is simply crazy to not take the few short minutes it requires to place a listing into the gigantic swimming pool Craigslist has.  The users may be searching for "social relationships, furniture, or golf clubs", but there's still always a chance that user may find themselves looking at real estate or even recommending to someone to check it out.  Even if it is a small percentage, last time I checked, a small percentage of 7 BILLION is quite a lot.

Pretend for a minute 1% of those 7,000,000,000 views were people looking at real estate on Craigslist?  Do the math, and it's scary!

That's 70,000,000!!!

Give me a shot at those 1% ANY DAY!

Interesting numbers (even with Jim's point taken RE the "other industries" thrown into craigslist). What do you do if your area is NOT featured in Craigslist. We are 1 hour from any decent point on craigslist. I post anyway, but never get any feedback from the other areas.

Pick a great domain name for your area, attach it to a free blogsite and start inviting everyone in your area to post on your own "Craigslist"  then get the word out!  That how Craigslist started.  You would have the 2.0 version, the next big thing!

Quick Update - Posted my very first listing to Craigslist today and.......in literally 30 minutes I had a call!  Couldn't friggin believe it!!  Beginner's luck maybe?!?  Love it!!!

Craigslist is great.  I can log more hits from Craigslist as I do from all the other search engines especially during the first week of the post.  I just wish more agents would disclose they are REALTORS and their affiliation as they should.

Awesome information.  Thanks for doing the research.  And I love the Alexa site.  How cool is that!

When you post to Craigslist, make sure you use something like POSTLETS.  It really makes your listing look great and it is super easy!
