As most agents, continuing ed classes are required. I need to tell you about a class I attended that will help all agents, investors, and certainly agents working with investors.

We know there are many ways to finance investment properties these days.....but are you familiar with using self directed IRA's such as the Roth IRA?

By using the Roth IRA, the IRA can purchase the investment property, and sell the investement property. If you are familiar with the Roth IRA, then you know that any income made off of the investment property would then be tax free! Rentals and flips alike.

Did I say TAX FREE income????

What investor wouldn't think you were on top as an agent for explaining this way of financing to them? It's known, but not being used nearly to their benefits. There are of course certain investments that can't be purchased with your Roth IRA, but to look into it, and understand the Regulations check out the IRS Reg Sect 4975, Pub 514.

Now I know you're going to ask..."what about retirement, why would I use those funds?" I am not going to tell you to use them, if you're not sure if you're making the right investment.

On the same avenue, generally after a person leaves a company, they are given the option to roll their 401K plan into their new company's plan or into a Rollover IRA.  Rolling over to the Roth IRA frees up that money to take Barbara's advice and purchase investment properties.  It's a great way to aggressively manage your retirement.
