home Selling in a falling marketWe're barely into the new year, yet many of my transactions are reminiscent of 2007. One thing is for certain, the deals aren't getting any easier and, if my experience is indicative of anything at all or reflects the market in other parts of the country, the transactions are getting harder and more challenging.

I've had buyers ask me, "Isn't it supposed to be easy to buy a home?" And I feel like saying, "Where in the world did you ever come up with that goofy idea?" But, I don't. Maybe they watch too much late-night TV. They don't buy homes every day and aren't sitting on my side of the fence. So, I give it to them straight. Because many sales are a struggle. I know that it's important to go that extra step, that extra mile, and to repeat that process over and over until the escrow closes. It takes perseverance. It takes strategy.

Selling a home in a declining market means spending more money on marketing, not less -- making certain the home is in pristine condition for showings -- following up with buyers to gain crucial feedback and using every available tactic to get that home sold because, quite frankly, MLS isn't going to do it all by itself.

You are so right!  It is getting harder and harder to sell a home and when you do get a contract, you just hold your breath hoping the transaction stays together.  I like your meez.  You go girl!

Your penguin is adorable.  I have to agree with Marie.  Right now, a contract isn't as exciting as it used to be.  The strings continue to tighten on financing and by the time an approval gets to underwriting, the guidelines could have changed or your market is designated a declining one...  I just hold my breath to the end...

Well, unless I think I'm going to offend somebody, I generally do say what I think. Not everybody likes it. A client asked me last week what I thought of a million-dollar-plus home I showed him. I said, "I think whomever buys this is likely to have more money than common sense." Oops.
