I have been asked many times about finishing off a new bath or other room before selling to increase the sale amount.  My answer has always been that you will normally only recoup about 75-85% of your investment.  It may make the house sell quicker if you only had one bath to start with, but under normal conditions not if you are expecting a bigger return.  In today's market, that investment will bring you even less with so many homes on the market and everyone looking for that one great deal.  But again, if you need to sell and only have one bath and everyone else has 2 or more.....you could be dead in the water without it.
